Westin Lagunamar oceanside unit resales

I've always wanted to pick up an oceanside unit view at WLR but have had a hard time finding one on the resale market and definately don't want to pay developer pricing. I know that WLR indicates them as owning in buildings 1, 9 or 14 on the end. I assume they do this as a fixed unit?

Anyways, I see a 2bd LO Oceanside listing now for a sale on Redweek for $15,000. Is that a good deal? If not what is a good price for an oceanside ownership? How would one know that it is in fact an oceanside unit vs "oceanview?" Would there be an indication on the estoppel?

What about secondary market value?

This list is for buildings 1 and 9; building 14 units are 1417/1418 through to 1467/1468 for floors 1-6. I think oceanside units are Saturday check-in only, if that matters to you.

I haven't seen an oceanside unit come up for sale for a couple years now, so you'd be setting the pace. I paid around $23k for my Platinum EOY about 5 years ago if that helps (from the developer).

I think that Phase 2 hadn't been started when we bought, so my docs are probably outdated and may only cover buildings 1 to 9?

I haven't seen an oceanside unit come up for sale for a couple years now, so you'd be setting the pace. I paid around $23k for my Platinum EOY about 5 years ago if that helps (from the developer).

I checked out that listing. I would never pay $15K for a "Gold plus" week.
But the above indicates the seller probably paid $46,000 plus plus for the ocean front. That gets you in their head and why they are asking $15. And they pay commission out of that.

I would suggest that the resale value is
1. What someone will pay.
2. More than what a similar season standard unit is worth but by how much? 10%? 30%?

The property in question is Gold week, not Platinum Plus. I.e., Weeks 1-4, does not include 51-52, etc.
 
I got that, hence the question to maph.

They are sold as 'platinum plus' and in theory could be used for weeks 51/52. Unfortunately weeks 51 & 52 were sold as event weeks & the chances are pretty slim of ever reserving 51/52. I've never tried though, so it might be possible.

I was able to reserve WLR Oceanside for weeks 51 & 52 using a standard Platinum Plus ownership with no issues. Didn't even wake up at midnight to do it. In fact, they're still available now.
 
I think some have even made it to the star option 8 month window.

That's true for the oceanview units, but not for oceanside. Only 50% of Phase 1 was sold as event weeks, but all of the later phases were 100% event weeks. Phase 1 includes buildings 4, 5, 6, and 7; no oceanside units. I think the only way a Platinum Plus oceanside owner could get 51 or 52 is if an oceanside event week owner either exchanges for a non-event week, turns their unit in for starpoints, or does an exchange through II. Also, based on the inventory list that I saw last November, there are still some oceanside event weeks for sale, so that inventory might be available.

About 3 years ago, I was put in an oceanfront unit for week 51/52. I do not own oceanfront nor did I request it. Perhaps an owner had traded it in for another week or Starpoints.

I was similarly placed in an Oceanside room after I had to be moved out of the original room due to bed bugs... Not trying to open a can of worms, ahem, bugs.

I have a 2BR Platinum Plus, non-event week unit, and I reserve week 52 every year without a problem.
 
Unless you own Oceanside you are not able to reserve oceanside. It is possible to reserve week 51 and 52.

I own Oceanside and reserved week 51/52 no problem.
 
I bought a Week 51 Christmas fixed week for $7,000 ocean view a couple months ago. Agent didn't know what he was selling. I thought it was only a regular Plat Plus. It's a Friday check-in, however. The agent said it floats Plat Plus if I want , but I don't know how that works and I don't have any confidence that he knows. Do you suppose it is restricted on how far in advance you can reserve? I tried to change it to a Saturday check-in next year and they said I'd lose the guaranteed week and may not get the Saturday check-in so I let it go since it is my first year of ownership there.

Sounds like you have an event week. WLR event weeks 51 and 52 are fixed weeks, Friday check in, but can float in Plat+ if you relinquish your fixed week. It sounds like a good price as I've seen EBay listings for $10k plus. I also own week 51 event week and use it every year. From my visits, the resort has been full the entire week. You can change and book week 52 12 months out but it doesn't last long.

Yes it is an event week. Is 52 the only other week I can change it to? Star Options aren't allowed since it's a resale. It's not a big deal since I'll either use it or rent it.
