Westin Kierland Villas

We are looking to purchase a second Westin Kierland Villas, platinum season, two-bedroom week on the secondary market.

I'm seeing some unusually high prices - - I realize they are "Asking Prices," but, I wonder what reality is. I'm seeing Platinum Season weeks for $17,000.00

I wonder what price is within the realm of reason?

In my experience, as the year comes to an end, and Maintenance Fees come closer to being due, prices generally go down, and are more favorable for a Buyer. If that premise is accurate, do you know what a fair, End of the Year, price is for a two-bedroom, platinum seaon week at Westin Kierland Villas.

Also, would such a purchase be subject to Marriott Vacations Worldwide "Right of First Refusal." I'm not sure what to expect since Westin Vacation Ownership was acquired by Marriott Vacations Worldwide.

$13K-$17K is probably in the range. You have to pay what the seller is willing to take. No ROFR for WKV. MF bills have yet to come it for deeded weeks. So “year end” pricing may not yet be in effect.

I think $17,000 price is a bit high given substantial MF increases are soon to post.

Maybe wait till December and compare prices again.

People who bought a plat plus WKV week retail may tend to be a little more immune to MF increases.
