Westin Kierland Occupancy?

I own at Kierland Villas and have been there twice this year, during New Years and the FBR Open. Both times I would guesstimate the occupancy of the villas at about 50%, this is from talking to the concierge and the seeing the half empty parking lot. There seems to be a lot of slow weeks during the Platinum season, I've never had any problem making last minute or partial week reservations. If all Westin Kierland units/seasons are sold out except for a few EOY weeks shouldn't the occupany be near full every week? I realize some Kierland owners exchange/trade out but I would expect the exchange/trade ins to somewhat balance this out. I guess the numbers just don't add up, what am I missing? Are owners just not using their weeks?

Yes. Money is thrown right out of the window. Some owners, industry average I believe is 10%, do not use their weeks. What makes up the other 40% of your puzzle, I'd be interested to know...

As a Kierland owner also, we are happy that folks don't use their weeks... opens up avail for those of use who value our TS!! As a local (live in Mesa) it gives us alot of flexiblity to use points for midweek stays/weekend stays etc....

We have been to Kierland during the 4th of July in past 2 years and the Villas & the Hotel are 100% occupied.

We love the 105-110 weather and we would definitely buy in Kierland except for the fact it is such an easy II exchange during July.

Just curious, where'd the 10% figure come from? I wonder if the unused units are larger or smaller for hotel branded timeshares.

(i would guess higher income less time, more unused weeks)
