Westgate Transfer Help Needed

Hello,
I have a issue I been dealing with for a long time now and would love some opinions if any other TUGGERS have ran into the same problems I'm having with Westgate. Its a long story but I'll cut it down as best as possible, back in May of this year I purchased a Westgate Smoky Mtn Resort from a person on here in the bargin basement, the unit when through Westgate FROR in June the closing company GroupWise, Inc the seller was hookup with did the new deed in my name and sent it to be recorded all when fine once it came back they put the package together and sent it to Westgate cerified mail and it was received on 22 Aug 11. Now here is where the fun started, I contact a lady at Westgate Tiffany who I guess is the resale guru there that was around 26 Aug she told me everything was received and looks good and she was waiting on I guess her supervisor (Rusty Lasker) to give her the approval to start the transfer process well my friends here it is 17 Nov 11 and the ownership still is not in my name. I have contacted Westgate more times then I can count via phone, email etc even the closing company has try with no response back. It like there just holding on to it and not giving myself or anyone else a reson why? Any opinions or help? Have any of you ran into this with Westgate and if so what do you do about it. Thanks!!!

Great resort bad management company, and they charge a whooping 15% of the budget for management fees. No wonder they have such a bad reputation. They like to give a hard time to their owners. Sent you a PM

I'm begining to find this out, it is a great resort but make you wonder if being a owner there is worth the BS Westgate gives???

No, it is not. In fact the more you deal with them the more you'll realize they exist solely to make money from the owners, makes sales and live on the very edge of legality. In fact they often seem to cross the line into illegal actions on the apparent theory that they won't get called on it or caught.

Once they have you hooked as an owner they will enact unilateral "rules" that cost you money - be it previously nonexistent rules on trades, sales or whatever they can conceive as a reason to charge you more. Plus they have admitted at annual meetings that they commingle funds from unrelated Associations to support sales/ other Associations. Totally illegal but who will stop them?

This is a corrupt group that no one should ever deal with. You do so at your own risk. Once in you may find it extremely hard to ever get out. Best advice: Stop paying. Let them come after you & settle once you have them chasing you rather than you trying to deal with them. Hopefully soon they will finally go broke & be forced to sell out. Hopefully when that occurs a more reasonable company that actually follows the laws/rules will take over. It is really the only hope the owners have. Good luck. I feel sorry for you & your dealings with that previously convicted group.

Thanks for the input and I have already contacted the person I purchased the unit from back in May and let him know to start the refund process. He told me no problem and will be taken care of it. Live n Learn... it's a shame because that have some great resorts but its not worth the BS and aggravation...
