Hello all.
My parents bought 5 or 6 weeks in the Marriott system over 20 years ago. About 6 years ago, we were given a Platinum week at the Royal Palms resort in Orlando, that floats, from about the 3rd week in December to sometime in the spring. Since airfare is so wicked during the vacation weeks of school, we have never used it and always traded out via Interval. But even that is not working out great, and we are building a back log of weeks there. It just does not seem to work out for us.

At any rate, I inquired about selling it at sellmytimeshare.com (or something very close to that) and got a call from them that they were very willing to help for the low low price of about $1400 up front! I would never pay that, it smacks of bad mojo to me.

Then I just found this site, and look forward to combing through it to get some ideas on how to proceed.

IIRC, it is their top unit there? Sleeps 6, two bed, two bath, yada yada. How do I find out what is worth? Who do you suggest for closing out the paper work? How does the right of first refusal work? And most importantly, where do you get the best response to ads? Craigslist, redweek, papers? I want to price it fairly aggressively to punch out!

Thanks for any all input, really appreciate it. It is a financial load that we wish to get away from.

Are you dead set on selling at this point?

Some other options for you to consider include:

1. Renting it out for MF
2. Joining DC and upgrading to other resorts,views, options
3. Gift it to family and/or friends
4. Donate the excess weeks to families who need temporary housing for treatments of their children (Children's Miracle Network as an example)

Check out the asking prices on Redweek.com for the season and locations. It's about the best data we have on supply (and demand). eBay is another source. In fact, eBay will provide you with historical transaction data.

I have had very good luck with Redweek and TUG ads. So, you could start there & see what happens. Also, search Redweek & TUG "For Sale" ads to get an idea of Market Value or at least "Asking Price". I think there is a database for SOLD prices but I do not know where it is. Perhaps somebody else here can help you out with that. For my own purposes, I would also like to know where it is, so I hope that somebody here can refer us to a SOLD database. :cool:

When you say "It's just not for us", do you mean that particular TS or Timeshares in general? If the former, you could also post a "Want to Do a Permanent Exchange" ad & permanently exchange Royal Palms for something that you and your family could enjoy.

MVCI was buying back Sabal Palms (and several other resorts) weeks for the trust last year. I suspect that Royal Palms was also on that list. Marriott cannot get ownership of Palms units through ROFR because there is no ROFR at these resorts. I would check with Marriott Resales to see if they are interested in buying your Royal Palms unit. The price will be rather low but likely better than you could get on your own, and with essentially no hassle.

You said airfare was also an issue. Think about joining II and and exchange to something close to home. You might even be able to play it this way:

Join DC points now before the price increase. Contrary to the sales presentation, you can convert with NO NEW POINTS PURCHASE (PM for how)

Lock off your week and get 2 weeks to trade
use the one bedroom to get a one bedroom in Boston Custom House
use the studio to trade for a unit upgrade someplace easy like Williamsburg

No airplane problem.


Or maybe, play it like this:

Ask your parents to rent your accommodations using the weeks they still own
Travel with your parents and charge everything to their room
Give the week away to get out of the maintenance fees...(selling at sellmytimesharenow) is pretty much giving the week away.

You did ask for advice. I thought it was about how to find a way to use the week. If this was really an advertisement and hope that someone would just PM you and buy the week; Best that you go to the TUG Classifieds or Redweek.com
