Was the salesman at Wyndham Branson lying about this Wyndham Program?

In Branson, MO mother's day weekend I attended the owner update, after which I sat with a salesman, Josh Garcia. I'm stating his name to warn others. As soon as he started his spiel, I got up and said I wasn't interested, and I already had more points than I could use or pay for. He literally blocked my path, and said Ma'am please! I have looked at your account and there are some things I can help you with! He continued to beg, so my son and I sat back down, very skeptical, because I had been pressured the year before into buying more points saying that I could make enough on rentals through Extra Holidays to pay all my maintenance fees and a nice income. After an hour or more of me asking for reassurances, and him bringing "Donnie", his manager, in on the conversation, Josh Garcia ended up selling me MORE points to increase my total to 400K saying that by doing that, I could exchange my unused points each year, in 35,000 increments, which would be worth $2,400 towards for each 35K increment to pay down my Wyndham contract balances. He said that way I could pay everything off in a few years with all of my unused points. He said for this year, we would divide the transactions into 2 transactions. I'm kicking myself for not asking for all of this in writing!! He said he was scheduling a call to me 2 days after my purchase, and a 2nd one June 17th to start the process of converting the points to contract payments, and a third one Oct 2nd, the first day of my new points year to figure out how many unused points I'd have for next year that I could pay my contract down with. He texted me on the first scheduled call date, saying his daughter got hurt on the playground and he couldn't call. On Jun 17th, he never called. Over a period of 5 weeks, I have texted him with no reply and called him and left approximately 6 voicemails, when I actually get the recorder. Most times it says voice mailbox full. His whole spiel was that he really wanted to help me with my debt. He knew that I rarely was able to travel. And he told about his mother being deceived in the past, and understood why I had a bad taste in my mouth from Wyndham dealings. I realize that if something seems too good to be true, it usually is. But I didn't expect that a Fortune 500 company like Wyndham Destinations/Travel & Leisure could get away with outright fraud??? I'm assuming there is no such thing as what he promised since he's avoiding my calls. What can I do? Why doesn't a national investigative reporter do a story on this and expose the crooked, lying salesmen? Has anyone heard of the program he promised me? Any suggestions about how I can get my money back, due to fraud being used to get a signed contract?

No, there is no such program.

If you work out the numbers, what you were promised comes to a value of about $68 per thousand points--and the annual fees on those points are about 10% of that. Even at full retail (about $250/K) that's a return of almost 25% per year. Anyone who tells you they can give you a guaranteed return of 25% on your money, year in and year out, is not selling something. They are flat out lying.

In particular, anyone who knew how to do that would not be selling timeshares for a living.

They lie because people points even being lied to over and over.

You state that you "had been pressured the year before into buying more points saying that I could make enough on rentals through Extra Holidays to pay all my maintenance fees and a nice income." Obviously that never happened, but you decided to buy again. Unfortunately, people are responsible for the decisions they make.

You could make a police report for false imprisonment, and file a civil suit for the same as well as fraudulent inducement, unfair business practices, etc., if you can find a lawyer to take the case. Either way you shouldn't go to any more updates.

My inlaws had a situation in Branson. They were told that it was ILLEGAL for my mother in law to be on our account. They were fearful that they were going to get arrested. It absolutely was elder abuse. Unfortunately we were traveling ourselves when this occurred as we would have shown up in Branson, without a doubt.

Wyndham has a pretty serious problem in Branson.

I was under the impression that the so called owners updates was only to be for 90 minutes. Is this a Fact or another Timeshare Myth ?

Marriott sales pitches are supposed to be 90 minutes, but you have to enforce it or it will go longer. I don't know about Wyndham or other systems.

Was the sales person lips moving a mile per minute ? LOL

Maybe it's time to stop paying and walk away from everything you bought that has the Wyndham name attached. Salespeople at Wyndham are outright liars and will say or do anything to make a sale. It's evil, and if you don't see it as such and believe a Wyndham salesperson has your back, you will indeed be deceived.

How much have you paid for the last purchases you made with Wyndham? How many points did you get?

Calling your salesperson at this point is a waste of time, as he is not looking out for you, he is looking out for his own interests. What is he going to say after lying to you, knowing he makes a living as a liar.

Fraud is exactly how I would describe it. You should have found TUG after you were coerced, and we would have encouraged you to rescind. There is a period of time when you can cancel whatever contract you signed, and the salesperson will be crying over his beer that you rescinded. But you waited too long.

That is so despicable. I am dealing with something with Wyndham right now that is just as despicable, but I cannot discuss it here because there are nasty people who defend Wyndham's actions like Wyndham is a moral and ethical company, when in fact they are vindictive and malicious.

I was told the same thing in Sept. Matthew Sing was supposed to be a certified exit specialist and told me I had to have a new contract and pay on it for a year and then I could exit if I wanted to. He also told me I had enough points to cover the cost of the contract for the next 12 months. I talked to him for the next 3 months and he assured me he was working on it. Now he won't answer his phone and I'm having to pay it all out of pocket. If enough people have the same story they can't say they didn't tell us that. Something needs to be done!

All lies to make a sale. People need to start reading their contracts before signing. Unless it is in the contract, it means nothing. Salespeople are not to be believed. Anything represented verbally is useless as you sign away any verbal representation and only what is in the contract matters.

Does a timeshare salesperson have to meet the same standards as a license real estate sales person?

Depending on the state and company, not all of them are even licensed. That initial friendly person you talk to may not be a licensed agent. The closer who talks numbers would need to be a licensed agent.

If they are selling CWA points is that really 'real estate'? Since the Club holds the property deeds isn't the buyer just getting a right to use the property?

I called and talked to a real exit specialist after being scammed at Brason in Sept. Was told everything they told me was a lie. They put me through to owner resolutions and I started a sales allocatiin case. They asked if I had any evidence. I told them he was careful not to text me anything I could use against him, but I told him it happened to you. You were told the same story about using your points to pay down your contract. If you haven't called, the number is 855-313-9040. Evryone that was tod this needs to call.. you need to talk to owner resolutions.
