I own some Grand Mayan weeks and am interested in selling one or more of them. I cannot seem to find info about whether my banked weeks can be sold along with the weeks, to add value to them. Does anyone have any info about that, or resources where I can find out?

Also, any suggestions about the best method/place to sell weeks, or list them? Where are buyers going to look for timeshares for sale? I have a Grand Mayan two-week package with golf -- a great deal!

Thanks in advance for any help. I am new to this board and would appreciate advice from other owners/renters.

Resort Transfer Fee Very High

If you check ebay you will find over 1000 TSs on sale just about every day. El Grupo Maya has a high resort transfer fee equal to about 10% of the original sales price. Then, every five years there is an additional renewal fee that can be up to five times the annual MF. Furthermore, Grand Mayan units are not deeded but are on a right to use that has been given an expiration date. Therefore, it is not unusual to see Grand Mayan units sell for $1000.00 or less on ebay. It is not unusual to see Mayan Palace units sell for $100.00 or less. You may be much better off keeping your units and enjoying them.

I hate to be the one ..

While we enjoy our GM 2+2 package very much:whoopie: , the prospect of selling these is bleak.

These have been selling on Ebay for under $1000 per 2 bedroom membership plus the transfer fees. ( that are either 10% of your original purchase :wall: price or 5 annual fees depending upon when you purchased:bawl: )

Your banked weeks I will assume are deposited with RCI, and if so they can only be sold to a new owner of your weeks. They will add a small amount of value, not even enough to cover the $790+- you paid in annual dues.

Unless you really need to get out of this, now isn't the best time to sell.

You would be much better off figuring out how best to use these.

In 2009 you don't need to pay any annual fees, so you have an entire year to discover the joy that was the reason that you purchased originally.

I would be careful how you "sell" your ownership with RCI weeks. These are not considered "real property". They can be transferred to the buyer but I would not write them into the sales contract.

Cat out of the bag...but, next time you might be more careful about listing the ts name. Could be seen as an ad and deleted.

You might also try to list for exchanges within tug. I think there is a permanent swap area on this site too.

I reiterate that you just go! I haven't been there-but, I think it rates very well and sounds lovely. Enjoy it. You could also look into renting? (Not the banked weeks-renting RCI deposits is a no no. I meant years you can't use.)
