Waikoloa Offer is this a reasonable deal?

Hello All,

I read lots of posts today and wanted to run this deal by you, I have to admit that I felt a little pressured during the presentation and the long 2 hour negotiation afterwards, but I feel that we got a pretty good deal with a slight premium. So here goes and I welcome all your collective wisdom to guide me, specially if if I made a mistake.

A 2 bedroom Plus platinum Waikoloa (Kohala coast vacation suites)EOY 8400 + 22,000 bonus points for $18,500 + $1,278 HOA every other year.

I looked online during the presentation (when they left the room, high speed internet on phone) and found a few resales ranging from $10,000 to $13,000 for EOY for 7,000 points only.

We didn’t feel comfortable enough to purchase on the secondary market just yet, based on a few factors rational or not??, We figured the peace of mind is worth maybe an extra $2K and $4k for the bonus points and 8400 points verses 7000. We were nervous about purchasing through the secondary market, as we may run into someone that didn’t pay their maintenance fees and we could be on the hook to pay them?? or if we did not find the correct broker(maybe unfounded but that did cross our mind) or if Hilton would not allow the resale at $10,000 on and on. I know we got swept into the moment, but we have 6 days to rescind if it’s needed.

So what are your thoughts? Was this a reasonable deal given the extra points and the peace of mind?

Also reading other posts now, I see that I have to use the bonus points within 2 years or I could convert them to HHoner points and never lose them correct?

You bought 8400 pts (EOY) for $18,500 or 4200pts/year for $18,500 that is $4.40/pt

The average resale price for platinum pts is about $1.50/pt or $6,300 that isn't a few thousand extra for the peace of mind it is $12,000 extra!!

I'd rescind and look into my other options.

PS the bonus points are for about one year and have significant limits on them. Most people feel they are worth about $0.10 /pt so your 22,000 bonus pts are worth about $2,200 So you only paid $10,000 too much.

For 18000 resale you can get 12000 to 14000 points.

We should come up with a saying for when people come and ask if they got a good deal. Like, you got salesed! I dont know, just seems so unfair that people get ripped like that from developer prices. How about you got developed!

not making fun of your situation by the way, just really sucks that you paid what you did. Check out Judy Kozlowski with remax, she is a reputable resale agent for hiltons. You can call her anytime at 1800 541-5666 ex622. She will find you the same thing at a fraction of the price.

Thanks for the advise, I knew I needed a little push or TUG in this case, Thanks for the info. Judy had two much better options for half the cost. Great recommendation.

I'll rescind on Monday and put an offer on the other.

Although I agree the bonus points aren't as valuable as the sales people make them out to be, and yes, they are only good during open season, and they expire two years after you get them, etc., 22,000 points will still get you 10 weeks in a studio. For me, the 10 weeks of time is worth much more than $2200. Especially if you use them at the HHV. Even Orlando or Vegas are still a minimum of $100 / night for equivalent quality hotel rooms. At 10 weeks worth that would still be $7K, let alone if it was HHV pricing.
