I’m in the process of buying a resale at Lagunamar in Cancun. Has anyone had a problem with booking your weeks or any other problems I should know about .

no problems other than trying to get week 52, very difficult. If you book within the 12 to 8 month window, should not have any issues

Both weeks 51 (Christmas) and 52 (New Years) at Lagunamar are now impossible to book with staroptions. You have to own it. Didn’t used to be that way. 50% of the inventory were sold as fixed event weeks. I own an event week with fixed Friday checkin and used to be able to move the check in day +/- a day or two for flight planning purposes, now I can’t - at all, not even at 12 months out exactly. It’s completely spoken for the second they open up. My guess is they sold out the event weeks 51 and 52 completely and moved everything else into Aventuras or Vistana or Marriott claims them to rent out. We use our event week and by my observation the resort is completely full.

Lagunamar is a great property that is well maintained. I’m not surprised it has become so popular.

I was able to book a studio at the 8 month mark with SO for week 52.

Cubigbird is correct, except for the fact that only 50% of phase 1, buildings one through nine, was available to non-event week owners. 100 % of buildings 10 on were sold as event weeks. I’m not sure of the exact amount, but there are roughly 270 2 bedroom L/Os in buildings one through nine with 50% already reserved as event weeks. That leaves approximately 135 2 bedroom L/Os available for tens of thousands of owners. Additionally, any weeks that were not sold were put by Vistana into Adventouras.

It is possible to occasionally snag a random unit, usually a studio at the eight month window because sometimes a fixed week owner will trade in a unit. This year, I did not use the studio side of my week 51 and could not find a renter so I was forced to trade it in before the 60 day window expired.

Not exactly "tens of thousands of owners" because only the platinum season owners can book 51 and 52 so "just" 7696 2 bdr owners. But the number is actually much smaller because one can only book 12 months in advance. By the end of December most owners have already completed their travel plans for the following year and they are no longer interested in booking 51 or 52.

The Oceanside units are a different inventory and from what I understand no Oceanside units have been sold as event weeks so they have a much higher chance of booking 51 and 52.

By the way, week 51 is available today both Oceanside and regular oceanview

But I think many Lagunamar owners wait until Christmas/New Year’s to decide on next year to see if they are closed out before making other plans. Especially since as you stated, they have a 12 month priority, so if they can’t get in here then they will look at other options. In terms of availability of today or check in tomorrow, that happens every year one or two days before, due to last-minute weather cancellations or inability to rent by both owners and the resort.

the availability I posted was for 2020 so not one or two days before check in. I hope this is going to show more details, I am copying a smaller part of what is available now
