Hi,

I used this site to fill out a form to give Vistana back. The email was from Vistana Signature Experience. I answer quesions that we are owners, its paid off, fees up to date. They sent me and spouse edoc with access code to fill out first. The email says they will send a link to pay $400. I read other owners have been successful. How do I protect myself that I don't get scam? I appreciate your help.

If you are sure you are dealing with Vistana and not a 3rd party, then I doubt you are getting ripped off or scammed. That deed back fee of $400. seems quite reasonable after reading other owners of other timeshares report the high fees they were quoted.

If the emails come from vistana.com or marriottvacationclub.com, they should be legitimate. And $400 *IS* the fee they are currently charging for deed-backs. So it sounds legit to me.
 
Can you pay the fee with a credit card?

I've just registered after finding the site trying to get references regarding GRO.
My question, how to "get rid" of my Vistana Sheraton Orlando TS, which I've owned for eons without having used it once?
I'll be happy to sign it to whoever accepts to pay for the expenses and fees involved in the transaction.
Is there something like returning the deed to Vistana?
Paid for and current on yearly fees.

There is a TUG forum for free give aways. It will matter to people what phase, season and unit size the ownership is in, so gather as much information on that as you can and post a listing and see what happens. If you don't get a solution from that, log in to your Vistana account and search for Exit Services, if you get an online form, fill that in and see what they say. They don't usually respond on the phone, so if you cann and get no reply, that's normal.

This is not any kind of endorsement so do the checks yourself. If you are looking to dispose of Harbourside, Russell Kanner at thetimeshareking might be able to advice what is going on at the moment.
 
My Vistana was deeded back to Marriott last year, $400, no problems, took about 6 weeks. Used credit card for the fee only additional expense was the notary. They even paid for the FedEx return.

It's such a shame. I just got back from the Harborside Resort and it's really such a great destination. The Atlantis is a great resort and the beaches you have access to on paradise island are some of the best that are in the MVC umbrella. It is just such a shame that the VAT, Atlantis Facilites fees, and Ownership club fees drive up the cost of the already inflated MF's.

The cost of ownership there is so bad that even MVC doesn't want the weeks. I wonder where they get weeks from that they sell in their sales center at Harborside. Are these foreclosure weeks? That would mean the best exit is to just stop paying maintenance fees.

the cost of ownership for MVC would damage their bottom line. I believe the weeks that they get are foreclosures. Russell Kanner may have been helping unload some of them as well vie rentals or free sales. The woman I know well, asked me if I wanted an "update" and I laughed. She did say they were selling them cheaper than pre construction pricing. They need to start getting some Atlantis guests over for tours. They should offer the Atlantis a kickback on purchases for those Atlantis guests who buy. They need to do something because I dont know who would be purchasing from them. Even the casual non educated TS owner is disgusted with the fees. The 1 Bedroom premium summer week we have is 2700 a year. 51,700 Star Options for 2700!!!

Always a convention going on there and top entertainers showcased. With the development of Baha Mar, Margaritaville, and the new cruise ship "private area" near Harborside, there is just no draw to Harborside anymore. I predict within 10 years it will become just another "Club Land'or" (the old closed down timeshare next to Harborside).

While Paradise Island and New Providence has seen major developments, I don't think that Harborside will be anything like Club Land'or. CL was mismanaged and already sort of a cheap defunct resort while the Atlantis was being built. Development to the island will only help the Harborside occupancy. More and more people are visiting and with more visitors, more rooms will be needed.

Baha Mar is newer, of course the brand newness will appeal to the instagram crowd. Aside from the newer resort hotels and grounds, the Atlantis has much more to offer. Remember, Baha Mar is on the grounds of the old crystal palace resort. at one point that was a premiere resort and eventually went under because the Atlantis was built and sucked up all of the visitor interest. The same cannot be said for the Atlantis. Atlantis and Baha Mar both show comparable occupancy rates at the same time, Atlantis is still a tourism driver, and The Bahamas overall is seeing record amounts of visitors. They are developing all over the island. The Melia was knocked down and another hotel is coming to the Baha mar. The Goldwynn next door is being built. The other side of the island by Albany has seen major developments and will continue to attract an elite clientele. The island of New Providence is thriving (even though other islands of The Bahamas are much better).

As long as the Atlantis keeps renovating and innovating which they are currently doing to compete, the Harborside will be just fine. The Maint fee increases wont be fine but I don't expect Marriott or the owners of Atlantis will allow the Harborside to become defunct like Club Land'or. Those rooms are good business for the Atlantis. Remember, Atlantis also rents the harborside room on their website.
