Very new to system...SVV resale w/o Options?

Hi there,

I am (very) new to your community here...and you guys already helped us out a lot. We were just at the WMH and ALMOST bought from them...and I mean almost. I was on my blackberry looking up some information and all the "rescind" posts from this board popped up. So, needless to say, we didn't purchase from them.

Now, I'm on the hunt to find a property...and I need your help. From what I understand, the Vistana Villages is a mandatory property, right? Is it possible for a resale from this resort to not come with any StarOptions? The unit is in the Bella phase if that impacts anything.

From the Starwood FAQ: a. If a resort is Staroption "Mandatory," it means that when the week is sold to a new owner (resale) the Staroption value of the week transfers to the new owner, and the new owner has the right to exchange his timeshare in the Starwood Vacation Network. These resorts are Staroption Mandatory:

* Harborside at Atlantis
* Vistana Villages (Bella and Key West phases only)
* Westin St. John (Virgin Grand - Hillside only)
* Westin Ka'anapali & Westin Ka'anapali-North
* Westin Kierland Villas


So all the resorts listed above always come with Staroptions on a resale.

Harborside Atlantis $2,433 - Staroptions - 148,100

WKORV-N $1,768 - Staroptions - 148,100

Bella $1,232 - Staroptions - 95,700
Key West $1,321 - Staroptions - 95,700​

Not in current sales so amount from 2008 MF thread in Owner Resources:

WKORV: $1,599 - Staroptions - 148,100

WKV: $1,207 - Staroptions - 148,100

Notice that you get fewer Staroptions at SVV. For a slightly lower MF, you get more Staroptions at WKV.

Bella comes with StarOptions no matter what the ad/seller says. But no StarPOINTS with any resale purchase ever (hotel points), even the mandatory ones. So maybe the seller is confused about the distinction between SPs and SOs??

That would be , of course, if the seller is correct that the unit is actually in the Bella phase.

Very good point!! It should be on the estoppel and your contract to buy that it is either Bella or Key West to get the SOs.

Just to clarify to the OP, Vistana Villages has 4 phases at the moment - Bella, Key West, Amelia and St. Augustine (currently under construction). Only the original 2, Bella and Key West, are mandatory and have membership within SVN transfer with resale. It is critical that when purchasing at Vistana Villages that you verify which development you are purchasing.

My 2 cents...buy where you plan on going every year. Otherwise, make sure you know what's involved in trading within SVN or II.

Since you live in SoCal - I would consider WKV Plat season (Scottsdale - also Mandatory) over SVV (FLA)...

Not having 148,100 Staroptions will limit your SVN exchanges. The 2 bdms. at many of the resorts are 148,100. Also, 95,700 Staroptions is an odd number, and if you use them for exchanges, will usually leave you with left-over and maybe wasted Staroptions.
