Value Value of a TS at the ResortQuest Maui Hill in Kihei?

Can anyone help me to determine what is the current value of two separate one week time shares during the last two months of April at the Maui Hill resort in Kihei, on Maui, Hawaii? The first week is a three bedroom two story with ocean view, and the other is a two bedroom (downstairs).

I was contacted recently by a TS sales shark firm with an invitation to come to a free seminar, etc. I was curious about this unsolicited inquiry, so I went on the internet to research this topic and, well, here I am.

I'm just curious what this TS is currently valued at. The 3-BR unit currently rents for about $450 per night.

The timeshare was purchased about 20-years ago from the developer. It is paid for and the maintenance fee is not a burden. It is a wonderful place to visit, especially for two weeks. It is sort of like owning a nice piece of exercise equipment that does not get used and now collects dust.

The resort is very nice, but we wouldn't pay $450 a night because were traded into a 2 bedroom for less than $100 a night. ;) I didn't like the kitchen, but I LOVED everything else in the unit, and we had a pretty good ocean view from our gigantic lanai.

The value of a resort is what you are willing to pay for it. Are you looking at buying a resale for a high price? I think this resort is sold out, and it is very nicely managed by TPI. Check www.vacationtimesharerentals.com, www.myresortnetwork.com and www.redweek.com for resales.

I don't know what ResortQuest is. :shrug: I thought that was an RCI rental site or something.
 
We paid less than $2,000 for a 1br floating Maui Schooner that can be reserved 18 months ahead to insure an oceanfront unit in Kihei, Maui. I think our resort is close to Maui Hill. A 2br or 3br would cost alot more, but the annual fees would also be much higher, due to the unfair tax on resort properties in the County of Maui. :rolleyes:

Cindy, ResortQuest manages hotels and private properties too in Hawaii. Maui Hill is one of them. We like using ResortQuest and have quite a few times already for condos as well as hotel rooms. Sometimes, there are also timeshare condos at the same project but they are managed by the HOA from the timeshare resort, I believe.

Did someone tell you this or have your rented it for $450 per night? Many times a resort or salesman will quote a high rental price, but private timeshare owners don't get anywhere near the amount.

We own at Maui Hill. When we've rented out our 3-bedroom (summer week) through the resort it's generally gone for around $1200 for the week. And if you go directly to the Maui Hill website you can find nightly rental for less than $450/night.

II bought ResortQuest Hawaii in 2007, but so far they have made no changes to the management of the ResortQuest rental properties. -- Suzanne
 
If you want to know what the property is worth check the TUG for sale/rental portion, TimeSharing Today, or the Holiday Group.

I am assuming you meant the last two weeks of April

The value of any Maui timeshare has dropped seriously in the last year, and Maui Lea, while a great little resort has a quirk that causes even further erosion in the value.

Their weeks are fixed to the day of the year.

For example if your week started on April 15, it will always start on that same date, regardless of what day of the week:eek:

If your two weeks mate up, back to back you might find someone interested.

If you sell them separately, the 3 bedroom might get you $2250-$3500, and the 2 bedroom, maybe $1500-2500.

I realize that this isn't the news you were looking for, but the facts are that all non-hotel branded timeshares have taken a huge hit in value do to the increased airfare, the downturn in the general US economy, and the short sightedness of the Maui County Property Taxing Board.

If you are a current owner at Maui Hill don't you get their newletter and also emails from Trading Places on current sales? That should give you an idea of what they "think" the units are valued at.

Recent high resale prices for Maui Lea resort!!!

I'm not sure if the current fuel and airline crisis will impact this reported trend, but I just got my quarterly newsletter from Maui Lea at Maui Hill and they are reporting strong sales this year. Apparently the extra demand is from Canadians who want to buy winter weeks, often multiple weeks. I guess this makes sense considering the Canadian dollar has strengthened substantially in the last few years. Prices for Hawaiian timeshares are now more reasonable for Canadians. Here are the average sales prices reported for the last six months, via the resort's re-sale dept:

One bedroom $8,072, the highest in ten years
Two bedroom $10,254.
Three bedroom $14,785 (there are only 11 three bedroom units)

Well, that's the good news. Prices may be dropping at the other larger resorts, but they are up at Maui Lea. The bad news is that our maintenance fees went up again. It appears that our one bedroom unit went up 8%, the two bedroom units went up 4% and the three bedroom units actually dropped. Hmmmm. Guess they are re-apportioning the dues structure among the unit sizes.

I have seen some units go for less on eBay, but the resort resale dept. apparently gets strong prices. We paid $3300.00 for our week, resale, about 12 years ago, and I feel it has been a good value.

Just thought you might find this data interesting.

For what it's worth, we usually net a little less than that amount for our one bedroom, first week in March, renting through the resort. Typically we end up with over $1100 after the resort takes their 30% cut.
