Hi-
I am brand new and tried to search for this, but was unsuccessful.
I have a Biennial [Wyndham timeshare.]

My question is: Are biennial fixed weeks very difficult to sell? I know that is a very broad question. Before I join TUG or Redweek, which is going to happen soon, I would just like some good advice from some experts about the situation I am in and if it will even BE possible to resale this week at all. I have been pretty much exchanging it every time with RCI because I was getting a bonus week every time I exchanged(now I don't), but now I don't want it anymore and I think I want to try to sell it.
Thanks in advance

Wyndham points/weeks are going for pennies on the dollar, and Florida has more supply than demand,so to be quite honest, you may have difficulty even giving it away.

I have a BiAnnual fixed week at Wyndham Fairways of Palm Aire in Pompano Beach. 2 Bdrm. wk 45-Pay half the maintenance every year.

My question is: Are biannual fixed weeks very difficult to sell? I know that is a very broad question. Before I join TUG or Redweek, which is going to happen soon, I would just like some good advice from some experts about the situation I am in and if it will even BE possible to resale this week at all.

Biannual means twice per year. What you own is actually biennial (i.e., every other year).

Your week 45 (early November) is not one for which there is high demand. The fact that it is biennial (EOY) use does not much hurt (or help) its' value. A look at completed listings on eBay (or a perusal of the Bargain Deals section right here on TUG) for weeks comparable to yours will likely reveal some disappointing resale market value info to you. In addition, Wyndham now charges $299 to process any ownwership transfer (separate and apart from closing costs), which also has to be factored in to any potential sale (...either the buyer or you will have to pony up that $299 to Wyndham, apart from the closing costs associated with preparing and recording a new deed with Broward County).

If your fixed week has been previously converted to Club Wyndham points, its' value may be enhanced.
If it's a straight, unconverted fixed week 45 however, it may have relatively little resale value in the current (i.e., tanked) market conditions. Nonetheless, good luck.

Thank you for correcting my terminology. I guess I will try to rent it out maybe or use DFAC if necessary. Again, thanks for the replies. Maybe I should still just try to give it away and pay all closing closes.

A final $0.02 worth...

You may ultimately decide to (...try to) give it away. You may even have to offer to pay the closing costs (and the $299 Wyndham transfer fee) yourself in order to find a "taker" --- but you shouldn't have to go the DFAC route (which will likely cost you several thousand dollars out of pocket). Good luck.

This is exactly what you'd likely have to do if you want it gone from your name. Renting it, if you can, is an option but usually isn't easy to accomplish.
