Was wondering what the value of a week, say, at Grand Mayan in NV or RM might be outside of the TS system? My parents had a place in Hilton Head Island and I saw a site asking $4300 for a week at the same villa. My parents were up to $1000US a year in MFs (Marriott) so it tended to put some perspective on the whole thing.

I would say a 2 br week at the Grand Mayan is worth about $1000-$1500 or so?

You can rent one outside of owning a timeshare rather easily. Less than a minute of looking and I found a 2 bedroom Riviera Maya Grand Mayan for an all in cost of less than $1000, and many peak winter dates are included.

There is a TUG Marketplace “by owner “ listing for $ 1995. per week
that lists 2 prebooked Feb 2020 weeks .( not mine )

I would call that a fair evaluation for Feb - prime weeks .

Christmas to Easter is peak season for most Mexican resort locations including Vidanta.
Since Vidanta is RTU float week - a pre booked confirmed date reservation has “more value” in my opinion .

Vidanta has built in pesos / to collect MF in dollars - for peak season (when many owners use their weeks.) The result is lots of availability from mid April - mid December .

IMO - booking site pricing ( Skyauction etc ) is more “valid “ for non peak season - when Vidanta
has developer week availability that they market through various options, (including all the exchange
companies) . IMO - Vidanta sees this as a source for new visitors for presentations by Vida Sales .

I was surprised but tons of Jan/Feb/March dates are listed on that skyauction page. I would have tried to book my spring break, but I already have a Grand Luxxe 2 bedroom booked via an II exchange for those dates at Nuevo Vallarta. :)

My total cost for that (using a trade, so in the timeshare universe) is just under $1500 (or just slightly over if you include my II membership fee). Nuevo Vallarta has a higher resort fee which makes it more expensive.

Just because you see a listing at $4300 doesn't mean that it will rent for that. Non prime Vidanta weeks don't usually rent for more than the MF's and sometimes you can find them for less.
