Using Resort's Rental service?

Hello. I was planning on listing a rental on redweek and I have listed on Myresortnetwork.com but wondering thoughts on just using my resort's service to rent? I realize they take 40%, but if I am lazy, will I end up with no results? I am just happy to mitigate costs of maintenance fees. thanks for input.

What resort or resort system?
40% of what? Is that a pre-established amount?

I've heard of Marriott reselling a unit and taking at 40% cut, but don't recall a similar rental option. :shrug:

Depends on the resort's

rental program and how soon before the rental date you have listed it. Some resorts do a good job while others do not. We own at one resort where your week goes into a pool and all owners during that period get an equal share
minus expenses. It is a prime week but they do a lousy job renting all pool weeks. If you have enough time left you can probably do a better job.

My resort will put my New England week in the rental pool, if rented I get 60% which would probably be $700-$800 tops. The big negatives with their program is:
  1. Even though a CC would be taken at check-in, I would still be responsible for damages or unpaid bills if the resort could not collect.
  2. If the renter cancelled the reservation a week or so before check-in, he/she would the entire deposit back. I'd have my week, but it would be too late to try to rent or deposit it with II.
  3. The resort could ultimately rent out just a few days of my week.
I'll only do it as a last resort and only if I plan on using the week if the rental falls through. I'd rather put my unit up as a 45-day rental for a TUGGER to use.

hmmm.. okay. It's Seapointe in Carlsbad, CA. You can pay $24.95 go guarantee against credit card chargebacks. And, you have the option of:

1) automatically banking your week with the resorts smaller exchange - Grand Pacific Exchange Program (GPX) if fewer than 3 nights have been rented and the start date is within 14-30 days, depending on demand and season. You acknolwedge you'll get no rental income if this is the case, but you could possible use your week at antoher resort, if something is available.

OR

2) You can NOT have automatically banked with GPX and take full responsibility for utilizing other options for your week should any part not be rented.

going with the resort's rental service is for lazy person....which is likely me.

I did use our resort rental last year for just the studio for presidents week.

First they charge 30% which is alright because we had no hassles with dealing with ads or renters.:banana:

Down side to this is you are on a rental list and depending when you gave the resort your unit can be very important if there are lot of units.

Our resort rents by day or week so your not guarantee anything except if the week is rented we would clear more than if we rented it.

Other problem is your charged for cleaning services also. If like in our case the unit was rented for one night and then someone else rented it for two nights we had a double charge.

Other problem if there are a lot of units for that week they rent the first unit and if its only couple days or one night you then have to wait until they rent the other units . After they go through the list your up again for second round.

After all this we recieved a check six weeks after the week for total of $205.

What a waste for a little amount of money but by them renting the resort would handle damage if there was a problem.

I would use them again but never break up the unit and just try renting the studio even for ski season.

What I found is most skiers go with friends or family and want full condo and stay longer.:shrug:

I had a very positive experience with a VRI managed resort last spring. Minus the extra cleaning fees x3 different renters and minus 40% that VRI keeps I got a check for $1050.00 after 8 wks.
This covered my maint fees plus a net of $300 with no hassle--just had to sign a rental agreement with VRI. This is my first experience renting and I would do it this way again. Dawn

Not all management companies or developments live it to the current service provided by VRI when it comes to internal rentals.. I normally do not recommend an owner go with a resort run rental program (unless it is a sold-out HOA controlled resort with a good reputation and history of success) as it can create an obvious conflict of interest.

If the resort has their own units to rent, tour programs in place, and also takes listings from owners (normally based on a day rate with no guarantee of success)- it's no stretch of the imagination to think which is their lowest priority.

I tried it with VRI owned resort two years ago. They took their cut off the top, then subtracted from my piece all the costs: marketing through several channels, and a number of cleaning fees. When it was all said and done, I barely got 25%. I'd rather give it to friends as a present.

Carlsbad Seapointe rental

If it is a summer week, Redweek works great. I have rented my summer one bed at Carlsbad Seapointe for prices ranging from 1100 to 1300 with no problems - usually about three to four weeks before rental period but sometimes earlier out. Funtime
Another option is Craig's List. Problem is you have to keep refreshing your listing. Do a search to see if others describe more about Craig's List. Californians are heavy users of CL. The Carlsbad resorts get a lot of Arizona interest so if you go with Craig's List advertise not only in San Diego and LA Craig's List but also with Phoenix and Tuscon CL.

Another option is Craig's List.

Be very careful in that venue.. There are incredible reports of fraud and "unsavory" solicitations.. Make sure you read up on the most common problems other owners have had there and let your common sense guide you..
