Thinking about buying a fixed Welk 2bdr resort villa and then upgrade to points. Does anyone know the cost to upgrade and then what would the maintenance fee? Currently the maintenance fee is under $1,200.

We did that many years ago, so our info is dated. The Welk Resort unit (2BR) was valued at 240,000 points. To convert it to the points program they required us to buy 60,000 points. Part of the rationale was to get to 300,000, so we could reserve a 2BR in the Mountain Villas section of the resort, which is the newest section. As I recall, it cost us about $10,000 plus closing fees. One thing that we requested and they agreed to was to give us the annual option to reserve our original fixed unit, which we liked due to its location and time of year. They put the agreement in writing and said we would just have to contact reservations at least one year in advance. We never used that option, but liked having the option. We since sold our ownership in Welk, so I have no information regarding the MF’s. Others can weigh in on their experiences.

Best regards.

Just my two cents, but I would wait on any upgrades until after the transition is complete. Welk currently has a much higher MF/Point ratio than Hyatt and so much is unknown.

Thanks for the info, appears unlikely that I will buy a fixed week.
