My husband called in December (about 18th) to the Points number; he was told they were going out that day.

I called again on Thursday, 1/8, after we got the proxies (because I thought those were the maintenance fee bills) -- I called PAHIO VIP number in Princeville. She said they were to go out in the next few days. I said that I so distrusted Wyndham that I was concerned this was a technique by them to put us in default so they could take our weeks. She said, "Oh no, you will have 30 days from the billing date." I still would not put it past Wyndham to print them on 12/18, and mail them on 1/18 with an indication that they are due 30 days from the billing date, i.e. 12/18.

We don't own at KBV, but at Pahio, Shearwater, and Makai Club Cottages, but I suspect they are all being handled in a similar fashion.

An explanation was given for the delay at the Wednesday morn resort manager update. The economic whipsaw is the cause. There are many factors. Much of what I might write would be my inferences rather than facts verbalized by the manager, so I am going to skip the narrative for now.
It is possible that MF bills will go out in the next few days at the 2008 level with a statement that an additional increment yet to be determined will be subsequently billed. Occupancy is way down (people are not coming to use their weeks or exchanges). There are wild fluctuations in energy and material costs.
Challenging times. This is one problem I do not blame Wyndham for.

Pahio maintainance fees....no billing

as of today, we haven't recieved our Pahio maintainance fee billing, which because we haven't been able to pay our MF's, we can't get Pahio to release our pts to RCI so we can book resorts/vacations. Pahio will not take payment over the phone, the fees have to be mailed in...i'm told that if i were a Wyhdam owner, i could pay over the phone to expite the process. does anyone know whats going on?? we usually get our billing in December so our pts are available in January. with all the run around i've gotten via phone calls and inquiries it seems Wyndam is making it hard on us Pahio owners who have choosen not to buy directly into wyndam....??????:annoyed: :annoyed:

Pahio Bills are not yet out. Makai club is technically not Pahio, so they are treated a bit differently. (Makai was taken over for management by Dave Walters.) Once the Pahio bills are out, you can set up your billing account online and pay that way through Wyndham's billing system. You can call the 800 number for Pahio and choose the option for fees/billing...it directs you to a Las Vegas billing area...they will tell you the Pahio bills are not yet out.

My bill was in the mail today -

The total without ARDA was $978.03 - which is the same as last year. (1 bdm./2 bath)

BUT there is a note in the newsletter stating that the 2009 budget hasn't been approved and that

"further notice will be forthcoming regarding any fee adjustments following completion of the budget approval."


About the pool:

"The new pool complex has been turned over to Wyndham to manage from PAHIO Development, Inc. At this point we are working with Wyndham Resort Renovation and Design to take the helm as Project Manager. In the meantime, we are searching for a General Contractor and have one interested contractor. We originally had 3 contractors to bid for the pool construction; however we now have 5 contractors submitting bids strictly to build the pool. We also have 1 bid for the landscaping and 1 for the excavatin. Once the cost for the entire complex is completed it will be presented to your association board for approval and we will proceed with their expectations."

Interestingly, there is no line item in the budget for the pool this year. :shrug:

We're not getting snail mail, so haven't read the notice. However, there is no approved 2009 budget yet. Per the resort manager Wed morn meeting, the earliest construction could start is 2010. Funding decisions are not yet made (e.g. special assessment vs increase in MFs).
