I just submitted reviews of the units at KBV and Shearwater. This post covers other matters.
As a result of seeking dial in information for the October board meeting, I discovered that Wyndham continues to use the web site started by Grand Pacific for posting board minutes and meeting agenda. https://kauaibeachvillasresort.com/owners-community/ The October 2021 was virtual which given car rental rates was a big savings for the IOA expenses. There is still no announced schedule for the major remodel. This is the result of many factors and complications including the supply chain logistics bottlenecks that are in the news. I forgot the exact percentage MF increase for 2022 but it will be about 8%. In response to an owner question, the primary driver of the increase was capital reserves for both the IOA and AOAO.
The trees (tunnel) along Kauai Beach Drive near Kuhio Highway were heavily pruned. The tunnel effect is significantly reduced. Plants grow fast in Hawaii so perhaps new branches will fill the open space within a handful of years. The fields on either side of those trees are tended (mowed or grazed) and looks much better than when it was overgrown with cane. There is a new owner of the Walter Trust lands. Unconfirmed info indicates an individual buyer with plans for a vacation estate; if true, it would guarantee KBV’s continued uncrowded ambiance.
Many of the outside sidewalk lights don’t work. This issue had been worked a few years ago, so it is a bit surprising that so many have now failed; perhaps it was caused by the flood. Until fixed, plan to use either your cell phone or other flashlight when walking around the buildings after dark.
A few days before we left. a Genie telescopic personnel lift was driven onto the ground between buildings G and H. It sunk to axles. A large tow truck struggled for hours to get it out. The concrete sidewalk to the barbeques was broken along with very deep furrows in the dirt along with potential damage to buried systems. A woman in the H building parking lot told us that the company with the window washing contract figured this would be a faster and cheaper way to go. It wouldn’t surprise us if takes months to sort out who is going to pay and then actually do the repairs.
One of the trees behind the G2, G4 and G6 corner (and in front of the F14, F16, F18 corner) has lost most of its leaves and appears to be dying (unless it is a seasonal issue). The same for the shade tree at the edge of the beach in front of the south end of the G building. Dead leaves appear to remain on the ground longer between clean ups than before covid. A couple of trees on the KBR (hotel) side of the pond also appear to be afflicted.
The master association bought beach cleaning equipment about three years ago. This was the first time we have seen the beach so clean of major debris.
Major chunks of concrete have been removed from some of the lanai on the E building, so spalling is not restricted to just the ocean front units.
The hotel is undergoing major spalling repairs for a few more months. It is noisy during the day. OTOH, there are fewer guests staying there as a whole wing is shut down. Hardly anyone was ever at the hotel pools in the mornings.
