Does anyone have a file such as is available for Worldmark? Thanks

I don't think such a thing is publicly available

I know that Marriott and Vistana had disclosed in their 10-K filings at one time how many completed units and planned units there were for each resort. I haven't found anything similar for Travel+Leisure.

The CWA public offering statement has a general description of each resort that’s part of CWA, and I think they all mention the total number of units. (This is in addition to the extremely detailed unit by unit list of specific inventory in CWA.) That wouldn’t include the resorts that aren’t in CWA, though.

I had ChatGPT Plus pour over a 2019 version of the CWA POS and this is what it came out with. I haven't reviewed any of these manually to verify accuracy. There is also a much larger extraction down to the individual association level as many resorts have multiple HOAs. It also includes certain properties that are now closed due to the bankruptcy proceedings. Some properties (like Star Island) aren't correct because certain associations within the property went bankrupt.

This can’t be correct as to either:
1. Total units in CWA in each resort or;
2. Total units in Wyndham generally in each resort (CWA or deeded).

I base this on Club Wyndham Anaheim. Anaheim is almost all Worldmark. A number of units on the (I think 5th) floor are part of Club Wyndham, but it’s certainly nowhere near 241.

I suppose this could be accurate for the answer to the question: (How many units do each of these resorts have, regardless of what inventory they are in?)

I haven't reviewed any of these manually to verify accuracy.

It does not appear to be particular accurate. Just a few spot-checks

WorldMark has 38 of a total of 61 units at Pinetop
WorldMark has 78 of a total of 208 units at Steamboat Springs, VI has about 20 units at the resort
WorldMark has 30 of a total of 67 units at Taos

I don't think Reunion or Ocean Walk is right either. I think that's total units in the entire resort. I find it hard to believe that Wyndham owns 504 units at Reunion and 362 units at Ocean Walk.

This is an interesting exercise though...

That could very well be the case and I don't think there is any good or easy way to get the number. At least not for every resort. A resort that is 100% CWA may be easy but for those that aren't, we just won't have good numbers unless there is some other source.

Here is what the CWA POS actually shows and from where AI pulled the number

As we can see, it took the 130+232 to get the 362. That however is indeed the entire building. Perhaps it should have instead pulled the 120+193. I don't know the legal breakdown of all resorts. Is OceanWalk UDI? That could make 313 a more accurate number. For deeded properties CWA may not have ownership in every unit at a property but it is possible there are converted deeds in other units that aren't in CWA.

I looked at the full extracted data and don't see where it pulled the number of interests conveyed, though I could ask it to do that. I just am not sure it will actually get us to the number we are looking for and I would prefer to be using a POS that is newer than 2019.

504 is the total number of units at the Reunion resort. Comparing all the resorts shared with WorldMark, it appears the list is simply the total number of units at each resort in 2019.

A resort that is 100% CWA may be easy but for those that aren't, we just won't have good numbers unless there is some other source.

Club Wyndham Access was built, for the most part, with reacquired inventory. As such, every CWA resort is a mix of Wyndham-owned and current individual-owned deeds. There are no 100% CWA resorts, so CWA ownership at every resort on the list is less than the number listed for total units -- much less, at most resorts.

Has Wyndham not built a new resort since the introduction of CWA where they would have put all the inventory into CWA? If they do build new resorts, do they tend to sell some as both UDI and convey some to CWA?

Avon, Atlanta, and Park City are the only new, exclusively Club Wyndham builds I can think of since CWA was created. All three have some Presidential Reserve component deeded apart from CWA. Avon and Atlanta are not listed as CWA resorts.

I vaguely recall seeing some Club Wyndham Select Atlanta deeds for sale on eBay.

Ocean Walk 1 is the South Tower, Ocean Walk 2 is the North Tower.

Wyndham owns the entire North tower including all units (although some units are Worldmark). I believe there are 2 or 3 entire floors which are exclusively Worldmark units, that might account for the 40 units not in CWA. There are no privately owned units in the North Tower.

Wyndham does not own the South tower, but has an ownership interest in a certain number of units. There are also a fairly large number of privately owned units in the South Tower. I think the entire Floors 3-6 are private units, plus a certain number of units on all other floors. Timeshare units tend to be on the "south half" of the tower on the floors with mixed ownership/use types, privately owned units on the "north half" down towards the elevator.

If you read the disclosure, it would lead you to believe that there are 130 total units and Wyndham owns 120 of them. I know that is false. There are more than 10 privately owned units in the South Tower.

It could also be i'm misreading this, maybe the South Tower disclosure means that "of the 130 timeshare units owned by Wyndham, 120 of them are "owned" by CWA".

I still have a hard time believing that there are only between 10 and 50 units with UDI intervals and not in CWA. Ocean Walk deeds are always for sale on ebay. This also does not fully account for what Worldmark owned units exist in the North Tower, unless that's those missing 40 units.

I've never seen a Portland deed for sale anywhere, so maybe that location is all CWA. I had also heard Park City is all CWA.

Atlanta was the newest Wyndham resort and it's definitely got UDI ownership because they tried to sell me on it recently.

I take the disclosure to mean there are 130 units. Of those, 120 have at least one interval (week) conveyed to the CWA trust. Perhaps Ocean Walk is 100% UDI? That could mean if any number of points are conveyed to CWA, then they take all the units under UDI and count it in that 120 number? Are units either 100% CW or 100% WM?

Ocean Walk predated the existence of Access, but was built after the existence of the Fairshare points program, so it was definitely sold as UDI originally as "Fairfield Daytona Beach at Ocean Walk", North Tower opened in 2004. CWA started in the ~2010 timeframe.

I'm guessing some foreclosures could have been conveyed to CWA, and I don't really know how it came to be that Worldmark got inventory there.

I found information online that there are a total of 711 total units including fulltime condos and timeshare units. So I think the Worldmark owned units are not part of this count.

I went back into my notes for this resort and found that Worldmark units are exclusively on the 11th and 14th Floors in the North Tower only. There are 18 total units, 14 per floor, with this breakdown:

Floors 9-14 North Tower (Floors 11 and 14 are WorldMark units)
xx33 SouthWest corner City View 2BR Deluxe (Floors 10-14 have wrap around balconies facing South and West)
xx32 NorthWest corner City View 2BR Deluxe (Floors 10-14 have wrap around balconies facing North and West)
xx31 South facing City View 1BR Deluxe
xx30 North facing Ocean View 2BR Deluxe
xx29 South facing City View 1BR Deluxe
xx28 North facing Ocean View 2BR Deluxe
xx27 NorthEast corner Ocean Front 2BR Deluxe
xx26 Ocean Front 2BR Deluxe
xx25 Ocean Front 3BR Deluxe
xx24 Ocean Front 3BR Deluxe
xx23 Ocean Front 3BR Deluxe
xx22 Ocean Front 3BR Deluxe
xx21 Ocean Front 2BR Deluxe
xx20 South facing Ocean View 2BR Deluxe (has balcony)
NOTE: units xx29 and xx31 are reservable as a 2BR Deluxe LockOff and have City View

Club Wyndham Portland is a shared resort with WorldMark, just like all the other shared resorts. If it was on the Post #5 list, it would show 75 units -- the total at the resort.

So I am not sure what this whole theoretical exercise since post #5 is all about. What is the beneficial endpoint? Knowing the total number of units at CWA resorts is not even all that "interesting." It is just trivia.

Read post #1. I tried to use the data from the CWA POS to answer that question. The problem is, the CWA POS doesn't provide the information the OP was wanting. Now, the OP was asking about Worldmark I tried to answer it for Wyndham since it was posted in the Wyndham forum. Perhaps you have such a lit of how many Worldmark units at each resort?

In post #1, the OP is asking for "Unit count by resort for Club Wyndham" not about WorldMark.

The WorldMark information is summarized with a chart on the WorldMark website. The total number of resorts at each WorldMark resort is just one column of 18 on the chart, which includes a breakdown by unit size. The OP is asking for corresponding information/chart for Wyndham, which does not exist and cannot be inferred from post #5 and subsequent posts.

The short answer to post #1
Does anyone have a file such as is available for Worldmark? Thanks

is "No."

@Richelle actually owns Club Wyndham Atlanta deeded inventory IIRC - so it's a mixed resort - consisting of CWA, CWS, and MVC (and possibly PR - not sure on this one though).

AFAIK the CWA POS only partially reflects the amount of CWA inventory held within each resort - and the 2019 CWA POS doesn't properly represent the totals in all cases. I built a spreadsheet to track ongoing changes in CWA however I've been unable to obtain newer versions of the CWA POS to update the sheet since 2019 timeframe unfortunately, but here's a few screenshots from that spreadsheet for reference. I didn't add the resort totals to the sheet, however the % CWA calculations are built on a hidden sheet that extracted the data in scope from the CWA POS - I could add that data to the public sheet if needed for reference:
