My guess is one is the larger part of a 2BR lockoff, and the other is a dedicated 1BR. Those are the only two 1BR configurations I know of at Tuscany.

I can't comment on the codes, but....

The 1br portion of a 2br lock-off and a 1br dedicated are essentially identical, except for the lock-off door.

However, there is another 1br at Tuscany.
There are some connecting 1br's. Of these, one of the 1br's is the same as all the others, but the other 1br is a different layout. It's not like some timeshares that have connecting 1br's where 1 is normal size, and the other is much smaller, more like a glorified studio. At Tuscany, the 2nd 1br is a full 1br, just a different layout. Because it is different, I can't tell if the square footage is the same or not. The balcony, however, is somewhat smaller.

I don't know how many of these there are, but building 3 has them as the end unit. I assume building 4 also has them as that building was built at the same time. Buildings 1 and 2 were the first ones built, and I think that they have 3br units instead of connecting 1br's. I have no idea if buildings4-7 have them or not.

ps: I assume you are asking about Tuscany/I-drive in Orlando, and not Tuscany Italy.
