Updated the webpage to reflect the completed listings in the TUG marketplace for 2024!

We have a new Champion for the most rehomed timeshare on TUG with Grandview taking over the top spot from Vacation Village @ Parkway!



results also show HGVC had a good showing in the resale and rental side with 10 of the top 25 in both!

I find noteworthy the absence of Wyndham resorts from the rental lists. Seems Wyndham's measures to reduce owner rentals have been effective.

good point, bonnet creek was regularly in the top 10 rentals until the past few years.

Would you say these efforts are related to the Owner Priority list or the fear of commercial rental audits? Or both? I am wondering if its due to the presumably arbitrary method of Wyndham deciding what commercial usage is, has caused people from being gun shy to try to rent especially on a forum that may be accessed by employees ect. I would think that would cause a lot of people to be gun shy. I understand they can place restrictions on your account at their sole discretion.

I would say that Owner Priority, splitting points into Developer and Resale buckets (and ceasing to have VIP benefits apply to Resale points), and reducing the number of free guest confirmations were all incremental steps to stifle owner-renters. For me, the one that hurt most was splitting points into two categories.

I can guarantee you that I'm gun shy! I got "the letter" in October 2021 and immediately started selling off about half of my account (all points sold were resale points), which took about five months. I have done a handful of rentals, three or four, since Wyndham dropped the hammer. Those were to people I considered to be friends and that being the case, the prices were basically maintenance fees for those points rounded to a number with zeros at the end. I've also put my childrens' (both in their 40s) names on several reservations and even did that with a bit of trepidation.

Wyndham's steps to curb renting have been discussed ad infinitum and ad nauseum here on TUG. Check the Wyndham Forum. Some TUGGERS are moaning the blues and some are applauding from front row seats.

Great to see Tahiti Village listed. For anyone who wants a very affordable vacation at a beautiful family friendly resort in Las Vegas check into the lock-off Moorea units (one bedroom, pull-out couch, bar fridge and microwave). $693 USD are our maintenance fees for 2025. The main unit (one bedroom, with balcony, full kitchen, and laundry) without the lock-off (Bora Bora) has fees of $954 and the full main unit and lock-off (Royal Tahitian) fees of $1583. We bought our two Moorea units resale on TUG for $1 and the sellers paid everything else. We no longer belong to a trading company and have had no problem booking in when we want to, as this is a large property. Can't go wrong for a week in Las Vegas at this price! I've attached photos of the lazy river the main pool and the Moorea unit.

Going on the gray market to rent a unit is already a big leap for many potential renters, and adding the wildcard of a block-out date or some stories of commercial renting issues makes a Wyndham rental look way too risky.

It doesn't take much to get people to stay away.
