You'll end up spending a lot of time and money for nothing. Most schemes to get out of your timeshare are scams.

TUG has a bargain section and you can give your timeshare away or deed it back to the resort.

Remember; Don't spend a nickel with anyone who promises to end your timeshare contract. They'll take your money and run. You work hard for your money so keep your hands in your pocket.

They certainly do "want to set you up". More specifically, they want to "set you up" to extract money from you, to no productive end.

No attorney (nor anyone else) possesses any hidden knowledge or secret potions or processes by which to just magically and unilaterally "end" a timeshare contract. It just ain't that easy and it simply isn't true; believe otherwise at your financial peril.

It has been said that "A fool and his money are soon parted". Please don't help to reinforce the truth and reality of that old saying.

They will charge you $4,000 or more upfront with a promise that they might keep, or mIght not. That is the gamble you take. There are many stories of people scammed out of their money while still owning their timeshare.

These companies will string you along for months in order to keep your money. Even if they have a ”guarantee” that doesn’t provide you with any protection (Washington state Attorney General suing one such company). In many cases the “successes” of these companies are the result of them simply deeding back the timeshare to the resort using the resort’s open deed back program. This is something you can do yourself and save thousands of dollars. don’t expect the exit companies to tell you that.

Have you contacted Diamond to see if your timeshare qualifies for their Transitions program?

I'm always happy to see first posts asking about timeshare exit companies. If they are open minded, we can explain the issues with these companies and perhaps save these people from getting scammed.

Of course, if one of his cohorts comes in on another first post extolling the virtues and successes of that company -- well, we've seen that before also.

RX8 astutely noted above that the OP reports owning within Diamond Resorts and wisely suggested that the OP contact Diamond directly regarding the possibility of a "deedback". If eligible (and with no unpaid loan balance or maintenance fees in arrears), the OP will hopefully be able to "get out" promptly, cleanly, permanently (and lawfully) for the few hundred dollars that Diamond will charge.

That approach is certainly a whole lot better (and a whole lot less expensive) than paying those thieving "Solutions" parasites several thousand dollars to accomplish absolutely nothing --- except of course to reduce the OP's bank account balance.

It seems like over the last few years since I did my deed back to DRI that they have been more picky as to what they take back and raised the fee to $1000. Still cheaper then paying a third party which has little incentive to do anything once they have your money.

Bingo. This is what we try to tell others who come on here asking if we've heard about so-and-so exit/cancel/relief companies or law firms.
