Trying to get out of our time share

We were scammed by a company named " Time Share Relief Group " we paid a lot of money to get out of our time share. The company transferred the ownership to the name of some company in September of 2023, but never transfer the ownership at the Vacation Village resort and never informed me about the transfer. When I received maintenance bill , I forwarded to TSR Group , but they kept dodging it, saying will take care of it. When I received a statement for the late payment I forwarded it again , at one point I called and luckily got hold of one Robert Andrews ? who was apparently handling the Deed transfer . He was notably upset and told me that I we were out of it , I told him he never informed me about it. He then told me to talk to Chuck Ames if I have any more questions.
After I talked to Robert he forwarded me a QUITCLAIM DEED . Vacation Village Resorts however will not transfer the ownership off our name . I sent the transfer fees and a copy of the Deed , but I couldn't provide New Owner Information form. Tried to get TSR group to do so , but it was fruitless. It took me long time to realize how bad we were scammed by this group , although had uneasy feeling about it as soon as we signed the contract.
AS it stands now the DEED is not on our name however ownership is and there fore we are held responsible for the annual maintenance fees of $1242.30 . I need to know how to get out of it. We don't owe any money on these units.

It certainly sounds like this company took you for a ride along with likely collecting a hefty sum of money for their "help".

id think step one would be searching the county recorders office for the current deed recording and see whos name its in....Unfortunately I think you will discover that it is likely still in your name and was never actually completed and this company did nothing to help you at all.

the method of transferring an ownership to a random company/llc/etc for the purpose of default was how the timeshare exit industry got started years ago, however resorts are now very much wise to that strategy and has prevented these sorts of transactions for quite some time now. based on your limited description of your timeline, that sounds like what happened here.

At some timeshares -- maybe most, possibly all -- just signing & recording a new deed is not everything that's required for official ownership change.

In addition to deed recordation down at the courthouse, there is also the matter of ownership transfer at the timeshare resort's own central office. That's completely separate & (naturally) involves another fee.

At Vacation Village At Parkway, the ownership transfer fee is $250. That's over & above whatever it costs to get a new deed drawn up & signed & witnessed & notarized & officially recorded in the county deed books.

At Grandview At Las Vegas (another link in the Vacation Village chain), the resort transfer fee is likewise $250 (over & above all those other closing costs).

If you got snared by 1 of those timeshare "exit" bamboozles or timeshare "cancellation" hornswoggles, maybe that separate ownership transfer process got lost in the shuffle, if not totally ignored, I don't know.

Several years ago we deeded a timeshare unit back to the resort developer, with advance permission & cooperation. After we signed & returned the witnessed & notarized deed, all was well until bills went out for maintenance fees. They billed us for maintenance fees even though the unit no longer belonged to us & the timeshare company's name was on the officially recorded deed. It turned out that the timeshare company had left out that separate resort ownership transfer step, which was necessary in order to replace the old owner's name with the new owner's name on the company's ownership & billing records. Once I caught onto that & reached an appropriate person in the corporate hierarchy, the problem got taken care of -- without my having to pay anything.

Might be hard to undo what has already been done/lost so far, but ALL is not lost. There are ways to rid yourself of the Vacation Village Ownership. You might want to start with this post on timeshare laws in the various states. Review the state where your unit is owned and consider just not paying your Fees. Due to potential Deed Transfers already completed, t may be too late to give it away and possibly too late to get VV to take it back, but it's not to late to just stop paying and take the hits that may result.


I'll look for other posts on this subject with VV.

With most HOAs, they can only bill you if you are an owner. If it was transferred you are not an owner. Send the deed to VV and tell them you are not an owner therefore not a member of the HOA. Read your governing docs to see if there is any conflicting language.

Thank you for all the responses.
To begin with I had checked with VV at Parkway Florida about selling our timeshare , I was told that VV don't handle sells and don't recommend any agency. Pressure of using up points and maintenance fees was causing us lot of stress , because we weren't able to travel due to the health issues. On top of this RCI membership fees and exchange fees were adding up .

So when we received a post card from TSR group , we attended a seminar at Red Lobster and out of our desperation signed up the contract , paying $7,000.00 on a charge card.
It seems that Quitclaim Deed is true , one of the employee at the VV resorts checked it for us and she is the one raised a possibility of scam . I did send a copy of Deed and check for $250.00 for the transfer of ownership. The check was returned because the TSR group did not provide the new owner information.
I will follow up the threads sent by CYRUS . any other help is welcome. Thank you

Interesting. Do you have any actual experience with this? Or, some legal precedent that one could refer to? If this were an option, I'd love to hear about actual experiences as it would solve a lot of problems for many people wanting out from under that timeshare MF's.
