Trust points questions (and other issues from today's presentation)

Greetings all,

I am South Beach resort right now. I just came from an "update." Here are a few questions:

1. Using my points to pay for maintenance fees. The thing that they stressed was the trust points I could buy which would put me into Signature status, and I could use my points to pay for future Maintenance fees. Honestly, this did not make sense to me, I would be paying my maintenance fees for my points ownership, only to turn around and use them to pay for next year's MF. Am I missing something? Is this something I can already do without converting/paying for additional points?

2. The new beachfront resort across the street. They told me that HICV has the land across the street (right next to Damon's restaurant) and they are going to build a beachfront resort. Anyone else heard about this?

3. The whole Signature thing. Of course, the signature units are fabulous. No doubt. They were trying to get me to buy more points (of course) which would get me access to signature units. Putting me over 500,000 points (at a cost) and then I could "signaturize" my whole package. A new marketing strategy I suspect? Any thoughts?

4. The Trust points - I am not familiar with Trust Points, so I need some help here also. Is there a good thread here to explain it? They seem to want me to get into trust so I could add my children without cost. I am just confused on this Trust concept.

Any thoughts are appreciated, thanks in advance.

You’ll have to do a bit of reading here in regards to trust points. Bottom line I personally wouldn’t purchase them due to the fact that you can’t rent them out to cover maintenance fees. You have to be present when having guests.

I've been thinking that the Trust points concept might be similar to those Global points that were "all the rage" a few years ago, and then the concept disappeared.

Hey sandy. Here are my thoughts on your questions.
1. Paying for maintenance fees with points is just a smoke and mirrors perk that is not valuable. You initially pay for your points with maintenance fees, then they give you the option to take those points and pay for future years maintenance fees at a loss. So the same amount of points would be worth less dollars in maintenance fees then they originally cost you.
2. I have not heard about the beach front resort but that would be pretty sweet. But I would not believe it until they actually do it. I know it’s hard to believe but I’ve heard that some timeshare sales people will actually lie to get people to buy contracts.
3. The signature units are nice so that is just a personal preference thing. Would you enjoy spending more points in order to get nicer accommodations at the resorts? If you do signaturize your portfolio you can book signature units 10 months out which is cool. If this is important to you you could look for a signature deed resale then buy a small points contract direct to bring it into the club. That’s what I did.
4.The trust from what I understand is just a way for HIVC to sell some of the deeds that have bad point value to maintenance fee ratios. They put a bunch of deeds into the trust so the maintenance fees average out. Then they can get rid of the studio in off season that is only worth a small amount of points but still has a full size maintenance fee. There is really no reason you need to own trust points. But if you end up buying direct to enroll a resale week into the club or for any other reason they will be trust points.
