Tree Tops in Gatlinburg

Anyone who has been there recently? I know they are rebuilding and there is construction going on. We exchanged for a 2 bedroom, April 21-28. Where will we likely be placed? What amenities are currently available? Thanks in advance!

Passed thru Tree Tops few days ago to check up on the status.

Half of the campus was not touched by the fire. Buildings 7, 8, 9 and building 4 across the street were safe from the fire. This means that you will have 2 outdoor pools (if open), playground, picnic area, main resort activities center and The Roaring Fork to enjoy.

The Pedestal condos are new and open. Building 5 is coming along and will be next to be completed with building 6 soon to follow based upon just viewing the construction. I was hopeful for the elimination of stairs on each level of building 5 but they have been rebuilt.

It was the plan to construct buildings 2 and 3 next and finally building 1 should be complete sometime next year (hopefully).

The footprint of the buildings will remain the same with new construction and updated codes. I am unsure if the grounds will remain the same but my quick viewing shows that there are changes that are visible.

Should be an enjoyable stay as it remains a wonderful location that is hard to beat inside Gatlinburg!

I've heard rumours Tree Tops has been taken over by Diamond. Does anyone know if that's true?

I won't get to read my package from Amber Resorts until we get home on Friday. But it is my understanding that Diamond bought out Amber Resorts and all of it's locations. :( We own at Sunrise Ridge in Pigeon Forge.

Same here. We own at Sunrise. From my past experience with Diamond taking over management from Sunterra in Williamsburg the first thing you will notice is a big increase in maintenance fees. They claim the resort needs to be brought up to 'their' standards. Diamond management fees are higher as well. Another thing I noticed is they do not cooperate when you attempt to use an alternate trading company. Plus, they instituted an amenities fee for non owners. I gave my weeks back to them and thought the divorce was final. Now they are following me around.

Being concerned about the posts regarding a potential Diamond takeover, I spoke with Tree Tops today and was advised that Tree Tops management has not changed nor will there be a change. Tree Tops was aware of the fact that Diamond assumed or acquired management of Sunrise but Tree Tops stated that Tree Tops was not part of the transaction.

I know as an owner at Tree Tops that I was not aware of any type of issue with the long-term Tree Tops management team. They do a good job working for the owners thru our board.

At Sunrise Diamond is assuming the foreclosed and HOA units. They are also pushing 3 of their employees onto the board since they will have the votes that go with that inventory. That will give them pretty much free reign

They even offered to give $50 gift cards to the first 400 who return their proxy. I even received a phone call encouraging me to send it in. Like h*** I'm sending it in.

My question has been changed to a Diamond Resort takeover scare. But... I called and we will be in unit 404 which is across the street?? Can you give me any info on that? Is that good or bad?

I wonder if they pay maintenance fees for those votes.

Typical Vegas management style by Diamond. First they try the carrot. Next comes the stick.

Hmm, might be time for us to dump ours then! We do enjoy the points and can usually get 3-4 weeks from our 1 maintenance fee. Now that we winter in Belize we don't need all the timeshare time for escaping the snow!
