Transferring a title

A friend asked a question we have never needed to understand. Their sister owns HGVC and is older and not using it. The daughter has been using it by paying the annual fees, making reservations and using Guest Certificates. Now they want to put it in their name. Are they better just adding her name along with her mother? What would happen when her mother passes? Or would it be better to change the title from her mother to her name?

Where does she do this? Need to contact HGVC in Orlando or can a resort sales center do it.

What are the costs?

I would just add her name, then it is just a title change. If you transfer, then there are more fees and it will probably take longer. HGVC has a title change page in the portal.

Later, you could do another title change and remove the mother. Assuming it is all paid off.

I don't think a Sales Center would help or otherwise handle this. They are really just setup for making sales, not processing changes.

So how would she get name added? She has a relative in Orlando who is an attorney so he would do the work free. Does he need to go through HGVC and then county clerk?

Do you know what the fee(s) would be?

I would just do it through HGVC. She can log into the HGV portal and go to the help page. There is a form to fill out to modify the title, which will also modify the HGV account.

I think it is roughly $400 to change it. The club rules has the fees in the fee table

I don't know if HGVC SW an underlying deed. But, if so, I think you'd 1st need to change the deed to add a name and record with Orange (or whatever) county, then modify the title on HGVC website.

They will definetly do everything, But you might to do a price check before diving in. Its been a long time since I used HGV for a title change, but back then they charged us closer to $800 or $900 to have them handle everything.

LT Transfers can probably do it for a lot less.

That said not sure exactly how it works to just add an owner, that might be cheaper than what we experienced. Or maybe HGV decided that was too much and reduced their fees....

I submitted a request for a title update to remove my ex-wife, and Hilton is asking for $1,175 for closing fees. I called LT and looking at their rates but that Hilton quote is crazy.

I submitted a request for a title update to remove my ex-wife, and Hilton is asking for $1,175 for closing fees. I called LT and looking at their rates but that Hilton quote is crazy.
Hilton is probably using an attorney or licensed title company, doing a title search and perhaps even title insurance.

I am not surprised as this mirrors my experience... Their title department usually works on deeds they sell, so lots of margin to work with..

Yes, the quote I got from LT is wayyy cheaper. Do you know if Hilton will charge me anything if I have LT do all the work?

They shouldn't. You aren't transferring, activating them, or getting an estoppel and that is what they charge for during a normal closing when you buy a resale.
