Title/Escrow for Hawaii TS Purchase

Hello Tuggers and thank you for always sharing great information.
I'm helping a friend by a unit advertised here on TUG and the seller is nice but not much help. Do you have a recommendation for Title/Escrow for a Hawaii TS? 2nd Question - Seller is stating the unit is floating so there will not be a unit # assigned in escrow.....this has not been my experience in purchasing timeshares in the past, there has always been a unit # on the deed......any feedback will be appreciated.

I use LT for all of my Hawaii transfers thus far, though there was no escrow involved. Since HI transfers need escrow held by a Hawaiian firm, you will need to do a search of past threads with this info or maybe someone else will chime in.

For your 2nd question, request an estoppel (or have the closing company request one for you). They should verify the property in question with the resort/HOA. Unless this is a non-deeded unit (i.e. club membership type arrangement with no deeded property), I'd also question that there is no unit # as there is typically a deeded unit involved in the transfer of real property. Since you didn't provide any resort information, there is no way for us to tell.

Depending on resort and when your friend wants to go it would be in their best interest to get the seller to book a preferred week now, e.g., 2021 reservations for winter are already underway.

I expect the seller is confusing the deeded unit number with a reservation number.

I love LT Transfers for speed and price, but since they no longer do a poor man‘s escrow by holding the check for Hawaii, I used the following to close via a broker and didn’t have to go through a title company for escrow. They had their own HI escrow service.

I’ve used both stated above. LT was much quicker, but a Paul was also closing my Harborside unit which has to go through the Bahamas and was happening at the time of Dorian. LT is going to be less expensive and get the job done.
