Thoughts on Week 9 at Colonies at Williamsburg and using it on RCI exchange

Just bought week 9 4br at Colonies at Williamsburg. Trying to get thoughts on TPU or exchange power with using it on RCI exchange. Any help would be extremely grateful. Don't want to get stuck with something I can't use.

Did you buy resale? I hope so. If not and you have time to rescind you should do that ASAP!

Week 9 will get you 17 TPU per each 2BR side (I am assuming you bought a 4BR lock-off).

A prime summer week gets 27 TPU per side.

If you are interested in how it may trade in Interval International (II) or want to know more on what weeks in Williamsburg are most in demand, here is II's trading demand index (TDI) chart for Williamsburg.

I did not buy resale. I bought at the resort for 14K for 4br odd year. I started looking at being able to use it to go other places and trade it for week vacations at other locations each year by splitting or two weeks during one year. My concern is that when I try to book at another location for a week in the summer....I won't be able to because my week is not worth much.

I think you should rescind the retail purchase and take the time to educate yourself. an informed consume will ALWAYS be happier with their purchase. Tomorrow isn't too soon to put it in the mail.

@tucker1234 You absolutely need to do yourself a huge favor and rescind. You can get a much better trading week for a much lower cost. A prime summer week can routinely be had for anywhere between $0.00 and buyer pays transfer costs and $2,000. It is worth your taking time to research this before completing a purchase. There is really no reason to make a developer purchase, but if for some reason you want to you can always go back and be able to get the deal you have again.

Honestly, you are paying $14k for something that will be hard to get rid of and have negative value even when completely paid for. I own an annual week 30 at this resort. I took my time acquiring it, but paid $0 + transfer and closing costs when I got it.

Can I just say I wanted a 4 bedroom EOY even - for exactly the purpose you described plus the ability to purchase memberships with both RCI & II…

I adopted a Vacation Village @ Williamsburg here from tug for $1 total with the dues paid for the year…

- please consider the above posts and rescind while you can.

In RCI TPUs for 2023 a 2BR side would get you 20 TPUs if you made the deposit far enough out to get full value.

On the II TDI chart above, it is 100 (exactly in the middle of the demand index).

The market value of the deed is a negative value (to me as far as I am concerned).

To someone who decides to buy it directly from the developer, I am sure it will go for many/several thousand.

A deed like that should be easy to get on the resale market without having to pay anything. Possibly, the buyer would pay 1/2 closing costs, but I would not take it for free.

yes resale price really almost nothing. I trade on II and will deposit immediately. 4 BR split into 2x 2BR cant be beat. Thank you, 20 TPUs is ok, I like to go to a few resorts like Corazon in Cabo, etc.... Use my other TS for more high value resort trades.

It's a gauge everything is relative, doesn't matter which platform, the % range probably similar. I wanted to know really the gap between max week and borderline. If you had said 17....I would have second thoughts. at the end I'm dumping into a pool with other good traders
