Thinking of purchasing at Lawai Beach Resort on Kauai

I am looking at buying a 2 BR every year week from a private party at Lawai Beach Resort in the Alii building. This is exactly the building and bedroom set up I have been wanting for a long time. We like this resort a lot and would rarely, if ever, exchange it. We would use the week ourselves. The current MF’s divided by 7 nights is about 212.00 a night, which I feel is pretty reasonable for a two bedroom oceanfront condo on Kauai.

A couple of questions for any owners out there. How hard is it to reserve your desired week? Are you happy with your ownership? Are there any upcoming assessments I should be aware of?

This 2009 thread on Lawai that I revived in February might be helpful. We ended up finding a great deal on eBay in March for a 2 BR in Alii EOY, which feels like a good fit for us, given our other holdings with DH still working half time. The transfer should be complete any day now, with first use in 2023.

owner of many LBR weeks - I wouldn't buy anywhere else...period.
The HOA runs the resort so well, all maintenance is attended to, financial are in great shape, staff are wonderful.
No worries about getting the week/s you wish to reserve....learn the "ropes" of t/sharing and the particulars of this resort and you will LOVE your ownership.

On their webpage, I see where they are having (or just had) an auction selling off units that they have taken back.

They've been offering the O.F.F. (Owners Family Friends) program for awhile now. Smoking deal IMO - pay $600 closing and the MF for the current year and acquire the deed for a 1BR in whichever building you choose. They come with the caveat that the week is not eligible to be deeded back to the resort. We ultimately decided to buy a 2BR unit instead of 1BR via OFF because it sounded like it might be difficult to find a new owner for the 1BR when the time came.
