Thinking about buying Welk resale, need advice

Hello my friends,

I am new to timesharing and have been exploring my options in the resale market. I am trying to do my homework before making a purchase, but have a few questions.

The reason I am thinking Welk is because I like to go ski around the Truckee area, and Northstar looks like a very good ski-in ski-out solution for me. I usually go skiing with one other person, so I really just need a studio. I understand that there is no 1 bedroom, and the 2 bedroom requires a lot of points and will be unnecessarily expensive for my need. I am thinking about buying a 420-540k point package resale to get multiple weeks, but how difficult/easy would it be to book studio weeks/midweek stays in Northstar during ski season? I would also like to use some points to go to Mexico and Hawaii for a week or two. If I deposit the points in II, does it trade well into Hawaii?

I don't need holiday weekends/weeks, and don't need to travel during school holidays.

There are plenty of the Welk points on ebay right now. I cannot answer any of your questions about Truckee and Northstar, but don't buy developer, when you can buy on ebay.

Thank you for the forewarning. I am not planning to buy from developer. I have been looking at mostly on ebay, a good number of them seemed to have popped up the past few days.

I haven't bought anything yet. I am still exploring my options and alternatives. 540k package is 3k MF every year and not a small commitment. As I am also planning to purchase MVC and maybe HGVC in the future, I want to keep my MF manageable. Other options I am considering include,
1. Buy a smallish point contract (120k-240k) to figure out how things really work. If there's nothing in Welk that I want to book is available, I can deposit in II and easily use up the points.
2. Get an EOY 400k to 500k contract instead so I am only paying 3k every other year.

Everyone's situation is different, I hope you find the package that best suits your needs.

Can someone advise what is the disadvantage of a biennial contract? other than banked points can only be used for travel within 60 days and I might have to pay MF way in advance to use the 15-month booking window.

That's the main problems. It's also not easy to get enough points to split them between two years or transfer half into II.
But if you KNOW you're only going to vacation every other year then it's not too bad.

Thank you for your insight! I am not sure if I understand what you mean by not easy to get enough points to split them between two years or transfer half into II. Say if I have a 240k Odd year contract, I can book a small room in Welk with 120k in that odd usage year, and then deposit the remaining 120k in II to use for exchange for the next two years, is my understanding correct? or if I don't book any Welk resorts at all, then I deposit the whole 240k in II for exchange, can I do that?

Thanks Shankilicious for all the information. I mostly just need a studio to 1 bedroom, and really just want to go to Cabo or book into the Northstar studio in the winter, if not then the plan is to deposit into II for exchanges, not exactly the cheapest option to exchange but not all is lost. Will give it a shot and see if it works out.

Because Welk is now being assimilated into Hyatt, I'm wondering if there might be some benefit of buying into Hyatt instead of Welk??

I did some number crunching, considering purchase price, MF, club dues, reservation fees, and there is currently an exchange fee in II exchanging from Hyatt to Welk. Given the resorts I am interested in, I think Welk is a better entry point. But who knows, maybe they will decide convert all Welk points to Hyatt points...only if I can predict the future...

Well if that were to happen, then there are a few things I would worry about. One would the be the valuation of points. Second would be if Welk resale might be stuck to the HPC resale pool. From my perspective, I am all for them to maintain status quo and stick with the II trade.
