Been offered a studio premier unit at The Residences for $7000. Seems like a decent buy-in for a platinum unit but maintenance is high $1,719. Is the Residences worth the extra maintenance in comparison to W57th?

We used to own at Hilton Club New York (same building as Residences). It was OK, but we didn't really care for it overall due to the intrusive feel of the hotel. We now own at W. 57th. Rather than answering if Residences is worth the extra, I'd say that W. 57th would be worth more than Residences in MF.

Again, note that I'm basing this on HCNY experiences and the Midtown Hilton, not specifically on Residences itself.

Cheers.

This is a good deal in terms of price $1pp, but the annual dues is a whopping $0.25pp and that means if you buy it, you should use it for NYC primarily. I am not sure if you can get a W57 platinum for that price or not.

I have stayed at both and actually like them both

The Residences has a super busy lobby as it is a popular Hilton Hotel and has hotel restaurant type amenities.
W 57 is much more quiet and is only the HGVC members and no restaurant (some people rave about the owner lounge, but I found it not that big deal)

So, for me as a non-NYC location owner, I can use my las vegas points ($.12pp dues) and be happy at either one that is available

I guess if I had to choose, I would prefer W57 simply as it is a more private, more quiet, and exclusive experience away from hotel guest (and conventioneer) crowds

But those numbers need the points added to make a comparison

It cost me a lot more to buy a resale studio week at W 57th St (after one ROFR). In normal times I'd suggest that Hilton would exercise ROFR on your purchase but times aren't normal.

We briefly owned at The Residences before returning to W 57th St.

At The Residences they are striving for an upscale ambiance. You are paying for daily housekeeping and beautiful flowers in the lounge and lobby.

After W 57th St, I was annoyed at the nickel and diming at The Residences due to them being part of the hotel. There is a fee for receiving packages. There is a fee for storing your luggage. There is a fee for using the business center.

The location in the hotel can be a plus or minus depending on your viewpoint. You have to wade through a ton of people in the lobby to get to the elevators (although it's a peaceful ambiance in The Residences themselves). On the other hand, there are bars and food right in the building.

We did stay several times at The Residences and I enjoyed it. However, the points needed and MF are high.

Actually that is a pretty good deal for By Hilton Club points. As of now, they are in their own bucket. You could buy that deed and find a pretty cheap EOY Gold West 57th deed to make you an owner there, as well. You would then be able to use combined points at either/both places and have early booking advantage.
