My husband and I recently returned from a weekend at a Wyndham resort which we rented on Ebay. We went to a timeshare presentation not expecting to be swayed, but we know how that story ends. Turns out that the product was fine, but the price was not. If I hadn't stumbled upon this message board we would have ended up throwing $10,000 (105,000 points every other year with 52,000 bonus points) down the drain. We are sending a letter to rescind tomorrow when the USPS opens, and I've already joined TUG and will study for quite a while before I make a purchase via resale. Thanks so much for saving us our hard-earned money!! I can't believe the sales people can live with themselves; it makes me ill.

Welcome to TUG, so glad you found us in time to rescind. Wyndham is a great product, I love their resorts and own there RESALE. TUG is a great group of folks who have saved countless others literally thousands of dollars.

Welcome to the party. You're in very good company. Good thing you tossed out the Kool-Aid they served you this weekend. :)

Resale is the only way to go. When you stop to think about it, even if you bought a brand spankin' new timeshare, by the time you get there to stay, someone else has already slept in that bed. There is no realistic difference between new and used, in the timeshare world. Why pay "new" prices for something that's really second hand?

Be sure to follow through with your plans to rescind. There should be a rescind document in the paperwork they gave you; be sure to follow the steps to the letter. You won't regret it, and if you later determine that you absolutely have to buy retail, that same deal you just signed will be there again.

Hope you find a great resale deal.

Dave

Smart lady. We sometimes get people coming here and asking if they got a good deal and then they don't take the good advice they are given. Instead they try to convince us and themselves that it really was a good deal. You "got it" right away.

We really enjoy our timeshares but we want people to be smart consumers of the product. Sounds like you are on the right track!

Welcome to TUG.

By the way, I think the post office is closed on Monday for Veteran's Day, so be sure you get there on Tuesday.

I forgot about that! What rotten timing; maybe I'll send another copy via FedEx just in case.

Save your money and don't even bother using FedEx...

<snip>...maybe I'll send another copy via FedEx just in case.

Your contract likely specifies quite clearly, in writing, any and all of the acceptable means of delivering your notice of rescission.

It is likely that FedEx is not one of those specified means of delivery. Likewise for fax, phone calls, email, carrier pigeon or smoke signals. ;)

I will make sure to follow all the directions, exactly, but I'm so angry I kind of want to send out 10 copies (including carrier pigeon lol) to make sure they get it. In reality, I guess I'll get there first thing Tuesday and send out one certified and one regular. There should be no problem going from WI to Las Vegas, correct? Besides, it's the mailed date that is important if I understand correctly. I signed on Saturday and I have 5 business days.

I would be ill if I found this board next week. I can't imagine that feeling, and I know that it's happened to a lot of people.

I'm sure this is but one of the reasons the timeshare companies always try to get you to go to the presentations the first day of your vacation stay. For my first or second stay in a timeshare with a requirement for attending a presentation, I wondered why they scheduled the presentation at the beginning of your vacation, instead of at the end. At that point I thought it would make more sense to get you in on your last day there so you would be relaxed and having had enjoyed their resort and amenities for X days and have a greater incentive to buy and fall for a "Wouldn't you like to be able to enjoy a vacation like this all the time?" pitch. Now I know if they can get you to sign & buy on the first day of a week-long vacation stay at their resort, you are less likely to have time or inclination to have buyer's remorse and think about rescinding until it's too late. Having internet access has really made it possible for a lot of people to immediately start researching what they bought, essentially on impulse, and whether they got a good deal or not. (Thankfully, I didn't succumb to the slick sales pitches and buy, but I did start researching right after attending the presentation and was amazed at how little timeshares sold for on Ebay.) People who bought timeshares before the internet typically couldn't get good, or any, information on timeshares, while they were on vacation, in time to correct their impulse mistake.

The laws that establish your rescission rights, cannot hold you responsible for the performance of the post office. They can specify that you do use the USPS, but can only require that you have proof of mailing within a certain number of days.

IMHO If it 5 Business Days then the counter doesn't start till Tuesday 11/11, assuming you meant Saturday 11/9
