Temporary Closure of Beach Quarters Resort, VA Beach, VA, 11/14/2025 - 1/8/2027

Hi I am in the same boat as you, owner for 30 years! I just dont even know what to do but I would be willing to sue them. First of all taking our maintenance fee for the year and then sending us a letter we cant use it this year! Terrible, I want out quick of this situation as well, but I too feel like they are scamming us big time. Can you keep me updated on anything you here?
You, Sir, said everything I am thinking. It's another scam because they know the plans but refuse to disclose what they are, and we should get a fair shake besides the 3 options they lay out.
 
My parents are owners at Beach Quarters. Obviously, as you know, they are unable to use their week this year. They were told to contact someone to have their vacation exchanged but no one has responded to actually do that. My husband has also reached out via email to ask about their options for this years Vacation with no response. Is there any way that they can take their vacation somewhere else this year? Or is this a waste of time
 
Well, I have been holding back on my comments until I felt confident enough to make a statement. We bought a 1-bedroom deeded week at Clarion Beach Quarters Resort 30 years ago. It was still in many phases of upgrading and construction. all sorts of promises were made as far as future amenities. None of them ever developed into reality. We were given a Gold key lifetime pass that gave us access to Turtle Cay and Beach Quarters facilities any time we were in VA Beach (did not have to actually stay there since we were deeded week owners we had property use rights), It was a nice perk. Maintenance fees steadily rising year after year.......you know the story. One year we had to pay a special assessment fee due to Hurricane damage. Now, here we are today. Hilton nor Lemonjuice want to be honest with us about Beach Quarters. If anyone out there knows business and high-end real estate; Hilton and Lemonjuice already know what the plan is for Beach Quarters (they are not just winging it). They could easily tell us all, "Sorry but unfortunately Beach Quarter will no longer be a Timeshare property and will be repurposed or redeveloped." They could be honest and tell every owner in good standing that they will offer a compensation package depending on your ownership. But no, they want to solidify the sleezy, uncaring and money grabbing that the industry has built a reputation on. I have not decided what I am going to do with the week I own. I do not understand what Hilton has to do with it from mu understanding they took over control of the properties and since Virginia Beach list the property owner as Diamond resorts. Each unit is listed as a separate entity with appraisals from $130,00 to $160,000 per unit. They want us to hold out so they can collect another year of maintenance fees. Guess what, NO, make us an honest offer. Hell, i might be willing to sign the deed back over to Diamond (or whomever the owner truly is) but I will not pay any fees of any type. They are asking for a lawsuit, and any reputable legal counsel would advise them that it may be in their best interest to favor the owners in this situation. They want us to go away. Maybe we do not want to just go away. I am not looking for a pay day; I just want full disclosure and honesty. Sorry for the long diatribe, all this just seems wrong.
 
Do you know was is sad the same builder/developer was the developer that renovated an old historic up scale hotel in Virginia Beach, Virginia.
 
My wife called BQ today and got the answering service which said BQ will reopen January 8, 2027. She also did some research and found that Lemon Juice put adds on ZipRecruiter, LinkedIn, and another hiring site. They are looking to fill full-time year-round positions for BQR for "resort facilities manager" and "facilities technicians". Draw your own conclusions.
 
Here we are again. I just received a second notice from Hilton reminding me to make a decision by June 30th. I have contemplated what would be the best move forward for myself. It seems very dishonest for the entities involved in this not to mention the "owners association" not being completely transparent on the issue of remaining a timeshare resort or starting over and redeveloping the property to a non-timeshare resort or complex. I would suggest going forward, that these companies just be upfront and honest about their plans. There may be quite a few ignorant and uninformed owners out there but there are many of us that are definitely not. I do not think that I will remain with Hilton nor will I keep my week. As of today, I am planning to walk away. Not real happy about the transfer fee since it seems they should just eat it out of common courtesy for the owners. A word of advice for Lemonjuice.... If you plan to redevelop the property and are in the process of setting that up behind the scenes while trying to get the owners to turn over their weeks, giving the impression that the resort may still reopen as a time share property. That would be considered fraudulent and deceptive practices. No matter what document you have us sign!! I am sure your legal team has advised you that you can and will be held accountable legally for those actions. You have been warned! Some of us like to play these games. Just be honest with all of us, you may find out that the owners would be more forgiving and agreeable.

The members of the HOA are employed by Hilton so you won't get any information from them. They aren't going to bite the hand that feeds them.

Lemonjuice is just a management consulting company, they just advise the owners on how to get the timeshare running efficiently again or what other options are necessary.
One of their senior VP's, Richard Cunningham, is from Cunningham Property Management, the management company of our FL timeshare for years. He was at an owners meeting we attended a few years ago to talk about Lemonjuice, not that our timeshare needed it, but why the company was started and what the company does after seeing so many timeshares and condos go under.

Lemonjuice is just a management consulting company, they just advise the owners on how to get the timeshare running efficiently again or what other options are necessary.

Can you name some timeshares resorts that Lemonjuice have helped the resort to run more efficiently?
