It is not one of the nicer resorts in Tahoe - there are many better ones for the same price - they are always on ebay for $1. Tuggers rate it 7.19 out of 10, if you join TUG you can read the reviews. I'd keep looking.

The 3 nicest resorts are the Marriott, the Hyatt, and Tahoe Vacation Resort (former Embassy Resort), there are some nice mid-level resorts too. There are also several TS's up on Kingsbury Grade with ski-in ski-out access to the back side of Heavenly at the Ridge Tahoe, but they don't have the immediate access to the night life and casinos. Note that there are many ski resorts around the lake, besides Heavenly.

We've stayed there a couple of times, and will be doing so again in February.

It's a great place to go, if you ski or snowboard. Everyone is friendly and the location is fantastic as it's across the street from the CA lodge at Ski Heavenly. The 1-BR suites are small, but ample enough for 2 people.

Another plus is the indoor valet parking. It's a BIG plus, as digging a vehicle out of the snow is not my idea of a vacation.

That being said, and to get back on topic, while it's convenient if you ski and snowboard, there's no way that I'd purchase here, as there are nicer places for the same price.

Good luck!

All three of the above listed resorts are nice and if you like being twenty fours a day in the casino and shopping area with all those people the Marriott and Tahoe Vacation Club are a great choice.

I rate Ridge Tahoe above both for winter or summer months for different reasons and main one is it is not stuck in with all the casino's.

When we came back to Tahoe to buy again we looked at both of these resorts and decided if we were to be stuck within all this area we would rather do what we have for years and just stay at Harrah's few days or Harveys and get free nights with comps and not worry about the maintance fee's and other charges that go with owning.

Ridge is not only a beautiful resort but being 15 minute drive up the hill gives you the vacation time to relax and enjoy the resort. Also from top of mountain you can take off in any direction to enjoy your day.

We come up every Fourth of July week and spend many hours enjoying the pool area, spa and other options up there. Wife likes to go on the morning hike with the group while I sit on our patio drinking coffee and reading the paper and watching Chip and Dale run around below us!

Now for the Hyatt it is probably the best and we know someone that owns and goes there every winter for skiing. Our problem is we are not winter people, don't ski and we always come up for summer months.

Hyatt is on North Shore away from South Shore about 30 minute drive during summer. Only few clubs on North Shore and Just not that great with two being the old clubs which is fun to go to for few minutes. The Hyatt is alright being very small casino. We drive over every year and have lunch and gamble for a short time and head back to South Shore.

Someone who wants to buy in Lake Tahoe should go there and see what works for them because everyone likes different resort for different reasons!

Remember when you keep seeing one resort for a dollar on e-bay there is a reason that owners have given them up for nothing or most cases paid these companies to take them of their hands!

Tahoe beach and ski can be had cheaply, and while older the rooms have been maintained well and redone recently. The location is hard to beat, right on the lake and less than a mile from heavenly.

We stayed here 2 years ago. The resort itself is nice, but the rooms are small and just wierd with a jacuzzi being the prominet feature in the middle of the room. They had started a remodel of all of the rooms and If I remember correctly, imposed a special assessment that should be paid by now. The plans and pictures we saw looked good, a big improvement. Don't know how far they got with this remodel.
We looked at this resort and several others prior to buying in Tahoe. We ended up buying at PVC (Eagles Nest / Tahoe Village) up the grade at the Nevada side of Heavenly.

This resort is a special kind of resort. It has many positives and some negatives. Of the other resorts listed that are better, only the Marriott is within walking distance to skiing. At Tahoe Seasons, you just walk accross the street to the Tram. The Tram is better than the Gondola in that it is faster, and it can handle higher winds. So for example, today the Tram was opened while the Gondola was on Wind Hold. Tahoe Seasons Resort has had a $3.5 million remodel that has raised the quality of the unit and is a great place to stay.
However, Tahoe Seasons Resort is a Scam. The high season ownership is called Prime and it excludes all holiday weeks. The dues + taxes are very high, the 2 bedroom Regency or Royal units, which is the only thing you should be looking at, is about $1100 per year as compared to the Marriott at $910+ Taxes. If you are really interested in Tahoe Seasons Resort, you should:
first stay there by renting a week from http://www.wyndham-vacations.com/ma...Resort=1&rci.resortid=2627&month=02&year=2009
or RCI or II or Redweeks.com and try it out. All rentals are below annual dues, this is the scam that the Board is running with the assistance of VRI so there is no reason to hurry and buy. At least 30% of the owners want out and cannot find a way to get rid of their units.
Second you should join the TSR_Group at http://groups.yahoo.com/group/tsr_group/ and ask the same question there to get more specific information on how to own TSR.
Good Luck,

Great for skiing

I own President's Week at Tahoe Seasons and my family loves it. You walk across the parking lot to the lifts or tram, then you can take the tram or the lift back down at the end of the day. Staff is very nice and friendly. Free ski check, free valet parking. Nice shared facilities.

I suspect that people are selling because of high cost of ownership. The resort needs renovation and this year on top of MF there was a speciall assessment of $200. At $1090 that is still good deal for a 2 bedroom ski vacation for me, but if I didn't own a ski week, I would think twice about paying that much for a timeshare.
