"Sweet Spot" for amount of points to transfer fees etc

So - in HGVC it "generally" seems that looking for deeds with average or better MFs in 11,200 pts chunks is generally a good way to go. In Wyndham I don't even know if there's such a rule of thumb possible, but for instance, I've been avoiding CWA cause it seems higher MFs / pt than quite a few CW specific resort deeds. However, I don't know how the program fees get worked out if you have multiple contracts, and I also wonder if - lets say - it makes sense to try for small point contracts at all given the transfer fees and closing costs.

i.e. I see a lot of 84,000 pt annual contracts, followed by 105,000 pt annual ones. But every one (on ebay) seems to want you to pay ~$660 in transfer costs, so ... when do you all think, well - it's better to just save points or something vs pay that fee, because 84,000 isn't getting me much anyway. OTOH, some of the claimed yearly MFs are like $500ish, which isn't a lot to have a bit more points. Most specifically, I think I could use maybe another ~200,000 pts a year, but not at CWA MF costs. Some small contracts have lower MF/pt than my current large contract, and all of them seem to beat CWA, but then again - I imagine building up 3 contracts is also a lot of PITA lol.

IDK, just spitballing here.

There isn't a sweet spot like other systems. You get the amount of points you need to use and that's that. Use the points just for timeshare bookings.

The 84k and 105k are based on a week at a 1BR room at one of the older resorts. That's why you see a lot of those out there. It was a way to get people's foot in the door. 105k doesn't get you a week at a 1BR at some of the newer resorts.

Look at the points charts to figure out how many points you need. Points charts dont ever change once published.

Maintenance fees vary wildly from resort to resort, you can read on it on posts here, and there is a sticky that has the MF charts for resorts.

With resale you can only move points in the first 90 days of your use year, after this it's use or lose, or you can also transfer into RCI.

70,000 points in each contract gets a one housekeeping credit and one reservation transaction. a 200,000 point contract will only get 2 each HK and EV. a 210,000 contract will get 3 each. It is not cumulative points in an account. It is based on a contract. Two 105,000 point contracts gets 2 each, not 3 HK or RV transactions.

It is cumulative points in account. Two 105k contracts add up to 210k and get 3 housekeeping and 2 reservation transactions (because reservation transactions are 1 per 77k, not 70k, and why they don't just change it I don't know).

This isn’t accurate, it’s cumulative points.

IDK, it seems like it does really depend on what you need in terms of points - i.e. the $700 to transfer each contract makes low point value contracts less interesting if everything else remains the same. Of course, if the difference in MFs is enough, you'll make back the $700 quickly enough.

It's not a sweet spot, don't think of it like that. It's more of a 154k is better than 150k, because you get 2x HK and RT vs 1 at 150k.

If this wasnt said, you get a HK and RT for every 77k points, so do the math, get points in those increments or slightly bigger.

There are more 154k contracts out there on the resale market because Wyndham sold more of them than other increments like 231k or 308k which are other increments of 77k.

It's all about how many points you think you will need or will use, and how much MF you feel you can handle. That's the game
