The 2026 Notice of Annual Meeting for Sunset Harbor Resort Condominium Association, Inc. has been emailed to HSH owners.

The recommendation is to vote in block for ONLY the owner candidates that 1. are owners at Sunset Harbor and 2. are not employed by or support MVW/Hyatt/corporate agendas.
While there may be some common ground at times, our primary focus should be on electing owners who are committed to representing owners’ best interests.

In our opinion, any votes cast for the corporate-aligned candidates are essentially supporting the Portfolio agenda — which, in our view, has become a significant obstacle for owners’ interests. For example, there are rumors of a proposed $13 million renovation expense, pushed by MVW/Hyatt/corporate, that could benefit the Portfolio or rental operations, potentially leading to special assessments and higher maintenance fees for owners.

Our group, Owners Only - Sunset Harbor Key West (FB) believes we have enough votes to overcome the influence of the MVW/Hyatt/corporate block vote. Each vote is crucial — so please vote as a block for the following owner candidates.

Recommended Candidates:

George Detsis, current President – Deeded week owner, owner-focused track record

Marilyn Gordon, current Vice President/Treasurer – Deeded week owner, owner-focused track record

Don Heisler, Vice President/Member Services – Deeded week owner, owner-focused track record

Diane Gilreath, Vice President/Secretary – Deeded week owner, somewhat owner-focused but possibly influenced by corporate interests

Jim Drum, Past President – Deeded week owner, owner-focused, no learning curve!

Not Recommended:
JP Doepke – Not an owner; corporate employee; sits on BOD at several Hyatt properties, including Sedona and Pinion Pointe. His focus appears to be advancing the corporate agenda, not on our owner interests.

We estimate MVW controls approximately 248 votes, while our group of owners holds around 300 votes. Every single vote counts, so please join us Owners Only - Sunset Harbor Key West (FB) in voting as a block for the recommended owner candidates! Please share this with other owners! Thank you for your support!

Emailed to day! 100% spot on!

Attention Sunset Harbor Owners!

I am writing to you regarding an important issue involving the upcoming election of the Sunset Harbor Board of Directors. For the first time in 31 years the management company is attempting to get one of their employees elected to the board. J.P. Doepke's name appears on the ballot. I do not feel that this is in the best interest of

the owners.

I recommend that you support George Detsis, Marilyn Gordon, Don Heisler, Diane Gilreath & Jim Drum in this election.

YOUR BALLOT WILL ARRIVE TO YOUR EMAIL: MAKE SURE YOU FIND THE LINK AND THE 10-DIGIT NUMBER ON THE NOTICE OF MEETING FROM HYATT TO ACCESS OUR BALLOT. IT APPEARS TO BE A SEVERAL STEP PROCESS TO THE BALLOT (if you have any problems please call me at 239-542-2010).

.

Best regards,

Don Heisler

Vice President, Member relations.

How many BOD seats are there and how many are up for election?

Perhaps I'm missing something but I interpret what you wrote as suggesting that there are 548 total votes at Sunset Harbor. Sunset Harbor, however, has 40 units/villas per week for 52 weeks equals 2080 total votes.

In fact, if MVW controlled 248 votes, and non-MVW owners controlled 300 votes, of a total 548 votes, that would mean MVW controlled a ballpark 45% of the vote. That's not only inconceivably unlikely, but you would have no chance of winning if that were the case. 100% of the MVW votes would be cast, while a much smaller percentage of total owner votes would be cast, as so many owners would be apathetic about the outcome of the vote.

So...now that I've talked my way through this, it appears that "your group of owners" is a smaller subset of all owners. That there are really approximately 1700 plus total available owner votes.

If that were the case, the numbers are truly very much in your favor. But the problem is making so many owners aware of your concerns. Do you have the right, as an individual unit owner, or as a representative of a group of unit owners, to get a listing of all owners' names and addresses and/or email addresses and/or phone numbers to be able to contact them directly?

I take it that the Facebook group has 300 members. There are other owners not in the Facebook group.

Yes. The math doesn't lie. So the 300 must be only a small subset of the approximately 1700 plus non-MVW-affiliated owners (which assumes that some owners may own more than one unit week). So it's smart to inform TUG, but I imagine that many TUGgers may be among the most Internet savvy (and Internet addicted) owners who might already be part of the Facebook group. So it behooves the OP to find ways to expand his outreach to other Sunset Harbor owners.

At least he's got a good head start by virtue of having that Facebook group. Otherwise his task would be much more difficult.

Clarifying some math.

While HSH has 40 units, only 51 weeks were sold - so 2040 unit weeks.
Hyatt/MVW owns approx 250 unit weeks via the Portfolio Trust.
There are approx 1700 individual owners of the remaining 1790 unit weeks - so there are multi-week owners.
The FB group has approx 225 members - again multi-week owners to get to approx 300 votes.

We as owners or a group, do NOT have access to the owners contact emails. This is controlled by MVW and/or the management company. One BOD member (I am told) has a extensive list of emails, but sent only a email to notify them of the vote, not recommendations.
