Sunrise Ridge Maintenance Fee Jump?

The bill for my 2021 maintenance fee got lost in the mail but I did get a budget breakdown for the HOA meeting indicating there would be a 9% increase in the std. one bedroom budget. Since I did not receive the bill I was expecting the final to be approximately $600 since last year was $555. To confirm the exact amount I tried calling Sunrise Ridge directly. The front office was clueless and gave me the Diamond number to call. Naturally the call wait was long. So, my next move was to look online however I had to set up an account to even get the MF info. After I muddled through their website I came across that my new bill was $679...a jump of 22%. Does anyone know if I missed something? Was there a special assessment? I paid it but this might be the last year I fall for Diamond treachery and greed. All this from a resort that was closed a good portion of 2020.

The Beach Club at St. Augustine Beach, FL (1 floating week, purchased in 1982)

77,000 RCI points (Sunrise Ridge Resort, TN)
Our maintenance fee has gone up substantially since Diamond took over. We have been owners of a EOY week 27, 2 bedroom, pedestal unit, in points for about 10 years now and so far have not had a special assessment. In 2018 our maintenance fee was $511, in 2019 it went to $569, and this year was $675.! That is a pretty hefty increase. We have never stayed there but did drive over for a visit a few years ago when we were staying in Pigeon Forge (at a cheaper points resort). To our knowledge there have been no major renovations or repairs. We are planning on using our Florida condo (instead of renting it out) next year so I will be dumping Diamond as we wont need to use timeshare stays as much and their fees are getting too high. We got the points package for free and always get 3-5 weeks out of them so not a great loss.

They put new metal roofs on all the building a few years ago so there is no need to replace them any time in the foreseeable future. They also rebuilt some of the stairways. Other than that there aren't any major needs for update other than the usual appliance replacements that should have been planned for. Diamond looks for resorts that are having financial problems and buy up the unsold or foreclosed inventory. Then they use the proxy votes for these units to infiltrate the board with their people. They can then vote themselves increases at will. Their management fees are much higher than most other companies. If they keep up these unreasonable increases more people will walk especially under the financial hardships many are facing from 2020.
