Please give us recommendations on the most reasonable Marriott to buy into

The answer to the question depends on where you want to travel, for how long, in what unit size and for how many days/weeks and whether you want to use it to book via Abound or II or rent it out.

The amount of work that you are prepared to put in to getting the best deal also matters as does your budget for initial purchase and ongoing maint fees.

Can you help people out by explaining why you feel the need to buy in to Marriott and a bit about your expected travel with what you might buy?

There are decent deals to be had buying direct if you know how to negotiate and there are many varieties of excellent deals on the resale market. Each has merit, but will vary according to how you want to be able to use the ownership and your comfort with negotiating and the resale market.

To me the first question is budget. Can one pay cash AND afford the yearly fees, additional costs and yearly increases. If not, no reason to pursue further. If so then I'd look at where you want to travel, how well you can plan (need 12-13 months in most situations), unit size needed, length of travel and the like. Generally the answer for someone who should proceed is to buy weeks either a specific resort to use most of the time or for exchanging. If you give us more information we can do the same in return.

It depends on what you want to do. If you have a reasonable expectation that you will want to stay at a resort in the same villa and season at least every other year for the next decade or so then that is what you should/could/would buy. Assuming that you can predict your vacation plans a year in advance. And you aren't seeing good availability for that week in the rental market (e.g. Redweek) at prices that approach the maintenance fees.

If you are just looking for a week to trade in Interval International then there are a number of good choices. I've read of others buying (and recommending) a 2BR LO at Grand Chateau in Las Vegas...but you may do better to ask that question explicitly.

If you are looking to buy a week to give you Abound Points...it doesn't work like that in MVC (aside from buying directly from MVC outside the US). Unlike mandatory resorts in Vistana (or HGVC for that matter), newly purchased MVC weeks aren't able to be used as points.

The best buys are actual weeks found on the resale market. Add to that the recommendation to buy wherever you yourself would likely prefer to go. And always try to buy in a Marriott Resort that offer lock-off capability.

Using the options above will keep your ownership costs down.

Think about joining TUG as a paid member so you can get rid of that "guest" designation. Simply click JOIN TUG on the blue line above.

Best of luck.

Absolutely agree. Every other option MVC offers is of less value than what is available through renting or purchasing cruises/tours directly from the supplier.

Don't. Buy HGVC instead. The maintenance fees are far lower. Get a platinum contract at one of the Las Vegas properties.

I’d say the best MVC ownership option is NONE.

In my opinion, MVC has significantly deteriorated, and is on an implosion path, from an Owner’s perspective.

In many cases, I believe that the MVC “resort/guest experience” is still favorable, so I say, rent, vacation at MVC resorts, and don’t get yourself tied up in MVC’s ownership Ponzi Scheme.

If what you have been doing works, carry on with that. Its well worth exploiting II getaways and accom certs as well as Redweek etc before getting into another set of maint fees.

Is there a particular location or time-period that you are struggling to secure with your current approach?

Yes Christmas and New years weeks we’ve had difficulties getting for the last two years

Aside from renting, those particular weeks can be hard to secure via exchange or even using floating weeks or points. It can happen, but with exchanges it requires a lot of luck. With floating week or points usage, it requires you to really be on the ball with being online at the first possible second and even then it's iffy depending on how many others are trying the same thing.

The easiest way to secure Christmas or New Years would be to buy fixed weeks (typically labeled Platinum Plus in MVC, and some resorts might not have that) at the specific resorts you want to go to regularly. The problem is that for some resorts, those weeks can be quite expensive even resale. I see that especially with popular ski resorts.

If you're traveling that much you may want to consider a combination of options depending where you want to go. The top trading Marriott's will get you to most inside properties for most times of the year. Wyndham, Bluegreen, Worldmark and Hilton (among others) will give you different options and price points. For that many days owning a condo might be a good base if there's a place you would spend large portion of your time.

ETA: Air B&B/VRBO type rentals would also be suitable for the bulk for a single or multiple locations.
