Suckered into the points over the property

Welcome! :wave:You're not the first one here to buy from the developer and then find TUG after you could have rescinded. It's OK. Read the owner stickies at the top of the board to learn how to maximize your purchase. If you financed your purchase look at the tax code to see if you can deduct the interest on your purchase, to at least minimize the pain. Read and ask questions!

I've re-read his post 3 times. I think he did rescind in time and is looking for resale but I could definitely be mistaken.
 
I'm kicking myself that I went through the hassle of docs etc.. but my previous due diligence gave me the indication that for sale prices (on various "broker" sites) were not ridiculously lower than the dev. pricing...+ incentives value (wrong assumption on all counts I know)..

So I need to recalibrate, happy to buy..just want to get advice on best deals, and potential pitfalls of resale props (if there are any)..

Keep an eye on :

1. eBay - probably the cheapest place to get one consistently!
2. TUG Marketplace - have found a couple of great deals there, but on average price is a little higher
3. Redweek.com - prices slightly higher, but again sometimes you find a gem!

Prices will vary as sometimes people have no clue what it is worth and one will ask $50,000 where as another ad would be $15,000 for the same unit. Take a lot of time surveying all three places to get a general idea of the price range but if I remember correctly, OF 2 br is about $25K resale ??? I would watch out for the deluxe units as the MF is much higher vs the average units. They are bigger but you have the ask whether it is worth the extra money to you or not. Don't be in a rush to buy - THERE WILL ALWAYS BE ANOTHER ONE IN A FEW DAYS!

When I research a price range, sometimes I am watching for a few months to see the variance and you get a feel for what a good deal is.

The WKORV 2Bd LO OFD (corner villas facing ocean in B2 and B3) do have the highest MFs and MF/sqft (by a far amount) of both resorts. OFC (center villas in B2/B3) has the same MFs as the other 2Bd standard villas at WKORV, but has the lowest MF/sqft of both resorts (because the OFC studio has a balcony where the others do not).

We love the panoramic views - and extra sqft, and hard to say whether it is worth the extra MFs. But definitely love the OF.

I haven't seen an OF WKORV (south) on eBay for quite a while. FredM and/or Syed have reported the OFD ROFR around $32K (iirc), haven't seen a OFC fora while. Wish I picked up some back when they were in the mid-low20s, but those days may be behind us.

An OV for $67K - yikes! That is insane!
 
I did rescind. The $25 is a possible fee they could charge me fore any materials not returned. It says "up to $25" so I figured they would charge the max. They gave me some really nice binders and cookies and even a 4 gig USB drive. But $25 isn't all I could pay because I did overnight my rescind papers from Maui for $20 and a peace of mind. Thanks again for all thehelp. I Have been researching like a made man since.

so yes...rescind is in FedEx in the morning, should make it with 2-3 days to spare..(hence the hopefully comment in my original post)..

was not planning on financing, although they did graciously offer 180 days same as cash..but once that's up... its $120k after interest...no thanks..:eek:

thanks to ALL that replied, very glad I stumbled onto this community..no attitude, no judgment, and full of helpful advice...just the kind of people I like to associate with...

will definitely be buying as soon as a deal pops up that fits the bill..my wife says we should just buy two now...as we were almost buying one for twice the going rate...:doh::doh:

Oh well..live and learn..no harm yet ..but very thankful for all the advice...what a great site!
