Struggling to get an Estoppel

I am selling my Hilton Kaanapali Beach Resort timeshare and I am using LT Transfers for the deed transfer. They have been great to work with so far. Hilton/Diamond Resort not so much. I need to provide LT Transfers an estoppel to process the transfer.

3 weeks ago I email Hilton/Diamond Resorts to request the estoppel. I received an automated response that I will hear something from them in 24-48 hours and to please not send in multiple requests. I still haven't heard anything. I called Hilton/Diamond Resorts and was told I can't speak to anyone in the part of the title department that handles the estoppel. All requests must be emailed.

Im trying to be patient but this is holding up the transfer of ownership to the new owners. The new owners have been patient but I'm sure that will last only so long.

Do you guys have any advice on how to get an estoppel? I'm wondering if I'm missing an option on how to get it. Customer service is notorious for giving misinformation. I would appreciate any advice. Thank you!

The closing company typically makes the estoppel request (not the seller).

I not sure why LT Transfers isn't requesting the Estoppel. I was told by them to request the Estoppel and they gave me the phone number to call and or the email fir HGV to request it. This is my first time selling a timeshare and I didn't know that LT Transfers usually would request it.

I do know that LT Transfers won’t handle HI deeds unless they are free. I am surprised to that LT Transfers aren’t requesting the Estoppel so I would suggest asking them. Maybe their process is different for HI deeds.

I emailed LT Transfers this morning and they got back with me. They said Diamond Resorts will charge a fee if LT Transfers requests the estoppel. They won't charge an owner for an estoppel.

I didn't think it would be so difficult to get an estoppel from Diamond Resorts. Im doubtful they will ever respond to my request

Did LT Transfers verify if it's still the case (fee for estoppel) with Hilton Vacation Club (HVC) since Hilton acquired Diamond Resorts (DRI) or they just assumed that HVC will charge a fee like DRI did ?

Have you only emailed the one time?

I have emailed once. The reply automated reply email said to not email multiple times because it can delay the processes.

Sure, but it said to expect a reply in 24-48 hours. It's now been three weeks. I think you are fully justified to email again. Reference the original date you sent the request the first time.

Call and tell them you’re following up on your email request sent 3 weeks ago.

Also check your email spam folder.

You will be charged as well. Doesn’t matter who requests it.

Club Wyndham has a general number and then a specifically dedicated phone number for Shell Vacations Club. The first agent I spoke to never mentioned there was a separate number for Shell Vacations. Once I finally found out about the separate phone number, I was able to progress to the next steps.

However, I did have to pay $150 fee for the estoppel MYSELF. Susie L. Bell at Timeshare Closings for Less Inc. helped me set this up. Her phone # 407-421-5967 (cell) and 407-536-5119 (office). Her email: sbell@timesharesclosingforless.com

Here is what Susie told me to do:

1. Send a written request. This written request must include the prospective owners' full name, mailing address, phone number and date of birth. Please also include a copy of the driver's license for you and the buyer. Address all correspondence to your timeshare company.

(FYI - I'm selling another timeshare through HGV TRANSITIONS DEPT. Here's the Transitions contact info I have: Title Specialist Title Customer Care Telephone: 877-497-7521 (option 2) transitionstitle@hgv.com. Mailing address: 6355 Metrowest Blvd., Suite 180, Orland FL 32865) Transitions has been terrific about responding to my emails quickly. Be sure you have your contract number listed on all correspondence. I also have had good luck speaking with someone on the telephone.

Good luck - I started this process in November 2025. I believe it's part of the developers' plan to delay as much as people. I'm sure many give up.

UPDATE to above: When I received the estoppel from Shell Vacations Club, they had increased the RESORT TRANSFER FEE from $100 to $399. Susie Bell explained that Wyndham charges $399 so now Shell Vacations Club is charging the same amount. One more way to get more money from the seller.

LT Transfers told me they would collect the $75 fee for the estoppel from me and would forward money to my timeshare Daily Management to get it. LT Transfer doesn’t get the estoppel themselves but the rep told me I didn’t need one so that was confusing said it was optional

An estoppel is mainly optional. It depends on how much you trust the seller. Is what they are selling what they say they are selling. The estoppel may also disclose any past due fees. For the most part it is required, but you certainly don't have to get it if you are willing to take the risk.
