My annual assessment summary is in Paymentus with a November date that doesn't match the billing cycle. I think the only one of mine that hasn't been posted already is

Local Tax: $0.22
Total 2025 HOA: $4.96 per 1000

Increase of 3.5%

Bonnet Creek (Including Property Taxes):
Maintenance Fee: $5.15
Reserve Fund: $1.52
Property Tax: $1.06
Total 2025 HOA: $7.73

Increase of 5.2 % @HitchHiker71 you might want to update the spreadsheet bonnet creek line to this number since my previous post didn’t include the property tax.

Are you saying that both 2025 and 2024 have the same $6.96/1000 MF rate? That's what your posts indicate so I want to ensure that's actually correct.
My bad on misreading my calculations & notes. The MF portion for 2025 is $553.68 or $7.19/1000.

Are these weeks contracts converted to points? I see you reference 77k contracts - is this a UDI contract or a converted week for a 1BR for example?
My ownership was originally purchased from Wyndham as a 77k point UDI contract around 1996.
