Steps to exchange?

I have not gone through the exchange process for a few years and was hoping someone could point out to me the steps to take

I own a 2br oceanview at Marriott Ko Olina. I want to exchange into the Marriott Phuket Beach Club in Thailand

I haven't made a booking at Ko Olina yet and I want to stay at the Phuket Marriott during July 2013

Should I book Ko Olina now (any good date to aim for that would make it more attractive?) and would I be able to get a 3br at Phuket in exchange for my 2br in Ko Olina due to the greater value of Ko Olina?

Any help would be greatly appreciated
