This is my first Stay and Fox River. Have been an HICV owner for 10 years. I have typically stayed at their Las Vegas, Scottsdale, Myrtle Beach or Gatlinburg locations. Those have all exceeded my expectations. This is a disappointment. They are not terrible rooms by any means, but they are not up to they typical HICV standards. My room is a two bedroom "presidential' which simply means its larger and has a washer and dryer in unit. I consider this a normal amenity and certainly not "Presidential". This feels like more of a lower mid-scale location. There is some signs of poor maintenance, for example in the shower the grout and caulk is nasty. The FF&E is pretty basic. However it is clean. This location advertises a water park however its only available Fri-Sun and owners have to pay $18 for the day. The restaurant is more like a cheap counter service place with fried food. The lobby was clean but spartan. My assumption is that this is all based on the fact that its a Silverleaf acquired location. I don't want to be a snob, but I expect and have gotten used to higher quality accommodations and amenities for what we pay for MFs. Absolutely zero sales pressure, in fact I didn't even get an inquiry. The resort appeared to be sold out on line, but it seems very dead here. The units do appear to be well protected/safe with all the life safety features you would expect and newer RFID locks. Kitchen is fully equipped. On a scale from 1-10, I would rate this a 6. I will probably not return to this location based on this stay.
