St. John Westin refurbishments... info

I just bought a 1 BR here and was trying to find out some information from my realtor on St. John. Here is her response after talking to someone there:

"Unit 3424 hasn’t had refurbishment for a few years. In the interim, the HOA approved the replacement of living room sofas and lounge chairs, as well as new carpet throughout, which was to be installed by mid-December of this year. However, occupancy and scheduling conflicts prevented it from happening. The last I heard was that the new furniture may still be installed by Christmas.


The HOA is still examining options for a more thorough refurbishment plan, but nothing has been finalized. That plan could result in a moderate special assessment but that is also unknown at this point.


Annual assessments are due on January 1 of each year. To date, the only special assessment was in 1996 to fund the property insurance deductible due to damages from Hurricane Marilyn in 1995"

Does this sound right?

We own a pool villa and had many questions regarding repair and refurbishment at the ownership review during our regular visit.

Our villa needed paint, serious repairs in the upstairs bathroom and the outdoor jacuzzi had issues, for the second year. What we were told was that the villas, all of them, were booked 51 weeks out of the year. Basically those 51 weeks are done in rotation. That one week left for work is not the same one every year, but happens in rotation. Owners do not want to give up their week or have workers in the timeshare during their week, so improvements, from painting to plumbing repair are slow in coming. Also, St. John is an island, things just take longer.

Made sense to us when explained, we were happy to know we were in rotation this year.

As to assessment, I would have to check paperwork. I remember something about costs for refurbishment in certain buildings being covered by developers(?) so the HOA dues would not go up.
