This is however not the best deal. Based on points chart, it's only a Silver season week, so only 71k points. I ran the numbers and using hotels.com to book anything from HICV portfolio is cheaper than using points from this deed.

Not a lot you can do with 71k EOY. Plus your MFs would be through the roof on cost per point. Like $1100 for 2 nights in prime season.

I was looking at one of the Gatlinburg resales. Working on price, but assuming it goes for $6500 what dd you think of that deal? Its deeded week 51. Also my plan would be to possibly use the week in a few years but otherwise would try to use points somewhere else in HIVC or rent the week out. Any hiccups you see in that plan?

I wouldn’t touch it for that. I was patient and found similar for $1. In todays market, I wouldn’t go over $1k. My last Hyatt they were asking $5k. I offered $500 and they jumped at it.

Week 51 and 52 are very good weeks.
contrary to what others think, these are becoming rare in our system, and more valuable. The club wants them back. They use ROFR and will take this back if it went cheap.
Oh and this one is resalable / valuable in the future , Win/Win.
This is a little high, but I bet they get it. you can find them cheaper. Some are getting lucky and pass ROFR on the cheap, but I’d rather see it in your hands then our mother ships.
Nice perk is to be able to book at 13 months using your 154,000 pts any week you want at that resort.
Less chance of taking ROFR is the Lake Geneva resort , can get those pretty reasonable.
I see no hiccups , I was already a pts owner.
Not sure how the system works for these if your a newby.

I own two deeds with HICV - total point value is 391,000. I am finding I don't use that many points. I am considering parting with our 3BR unit at Orange Lake North Village (Platinum week worth 222K pts). I haven't formally listed it for sale yet as we just decided last night to let it go. If someone is interested please contact me.

I sold half my points as well. They just don't have much I want since I moved West. If you do, consider LT Transfers, they do a great job and really earn their $$.

Just so you are aware that when you sell your Orange Lake week worth 222K points it will revert back to a fixed week and no longer in the points system.

My understanding is that all 222K points can be brought back into the points system if the new owner ever upgrades (through the developer) and that can be done with a very small purchase - e.g 35,000 additional points. The low maintenance fee that this deed carries would offset any upgrade costs since it is nearly half what 222,000 points is today. So, after 6 years the upgrade would pay for itself. The only thing they wouldn't get is status (but I've heard even that is negotiable).

Nothing is guaranteed that they will let you bring the points in for a small purchase. Every once in a while they will give a deal but the company policy is you need to buy an equivalent amount of points to bring it in. Its a large risk to think they will allow you to convert the points for a small fee.
