Spinnaker on Hilton Head?

I have a friend that is talking with another friend about buying his Hilton Head timeshare. Week 35, two bedroom, 2 1/2 bath Spinnaker Resort. He asked me what I knew about it. Having never stayed there, I know nothing... so I thought I would ask those that own/have stayed there. What are the pros and cons (as you see them) of this resort?

I was just looking at the reviews and see that there is a Waterside and a Shipyard... I believe it is Shipyard.

Generally good feedback

Spinnaker is typical of the many nice resorts within HHI. I'd suggest reading ratings/reviews on TUG to see feedback. I understand an assessment was levied this year - might want to see if the charge would carry over to the new owner. It's located within Shipyard Plantation, and I believe all units are good-size 2 BR's.

We purchased a unit at Spinnaker at Shipyard last year and are very happy with it.

Pro's:
It's on the plantation, so it's very private.
Bike paths are wonderful
Very close to the ocean. We usually rode our bikes right down to the beach.
Comes with 2 bikes
Great outdoor pool and jacuzzi
Lots of activities for the kids
Spacious 2-story townhouse layout. Again, great if you have kids because they can go to bed upstairs and not bother the adults in the evening
Right on a lagoon with several alligators
Free golf at Shipyard - you only pay for the cart fees

Cons:
Not right on the beach.
Maintenance fees are $695 per year - a bit on the high side.

The Homeowners Association levied a special assessment last year to cover a complete upgrade of all the units. So if your friend purchases, make sure the levies have already been paid. They are due by March 1, 2006. The upgrade covers new carpeting, furniture, TV's, DVD players, entertainment center, kitchen cabinets and counter tops, painting all ceilings, walls and woodwork, etc.
