Southcape Resort and Wellfleet Oyster Festival

I am planning to exchange into the Southcape Resort? The only purpose is to see the Wellfleet Oyster Festival for October 2012. I have a few questions.

How is the resort condition and quality? How is the one bedroom? I understand the resort is not of Marriott quality and I need a clean and comfortable place with Wifi and indoor swimming pool/tub.

Is October very cold in Cape Cod? Any chance to see fall color?

Should I stay more inland, e.g. Berkshires and make a day trip to Wellfleet for the festival?

Any information and experience are appreciated.

Been to Wellfleet for the festival, subsequently decided to stay home and buy a couple of dozen Wellfleet oyster from my local store. Cost the same as getting there for me, a 200 mile round trip for petrol, and, I saved the cost of buying the oysters there which was around $1.25 per, and a waste of a weekend day. I do love oysters and can understand the need to attend.

Don't know anything about Southcape, I think it is in or around Mashpee and it is probably a 40 mile trip or so to Wellfleet. If the only reason was to attend the festival I'd do a motel closer.

October, really late October on the Cape can be variable. Certainly need to be prepared to keep warm. The Cape predominately is scrubby pine, with exceptions, if wanting fall colour probably need to be off Cape. Colours are beginning now just west of Boston so southern MA into RI should be good.

The festival is held over the weekend you probably need a few activities to round out a week.

I believe it is the same weekend every year.

As for staying at South Cape Resort, I have read mixed reviews. Some of the units seem to be updated and others not. I think it is luck of the draw. Mashpee (South Cape Beach) is a lovely area, but you not find very much to doafter summer. You could take the ferru to Martha's Vineyard for a day trip. You could also tour the Wood's Hole Oceanagraphic Institute and kick around Wood's Hole for a day. Hyannis is about 30 minutes away and there's a high speed ferry to Nantucket. Hyannis is the "city" of Cape Cod.

Mashpee is at one end of the Cape and Wellfleet the other. It will be a drive of around 50 miles and take about 1 1/4 hours.

If I were to go, I would look for a place in Provincetown to stay, or even Brewster Green in Brewste. Provincetown is only minutes away and Brester Green is much, much closer too.

Provincetown has lots to offer in the way of resturants and shopping. Many little shops to poke through and some excellent dining. After Columbus Day much of the tourist traffic is gone and you will see more locals enjoying a fall weekend. The majority of businesses are open through the middle of November, including resturants and shopping.

Why Southcape Resort?

I own a float week at Southcape Resort and here's why I recommend exchanging into the off-season:

Southcape Resort is located on Route 28 about halfway between Hyannis and Falmouth. The off-season is a great time for exploring, especially in October when the leaves may still be in fall colors and Nantucket Sound is still cooling off and therefore the weather is still mild.

If you are able to exchange into a Condo I unit (units 1-31) your unit will include a fireplace and washer-dryer! There are two bedrooms in every unit, with a queen-size sleep sofa in the large living room. If you are able to exchange into a loft unit, you can accommodate two more guests in the loft overlooking the living room.

Since the festival is on the weekend and you will have a week to explore the Cape, you are better situated at Southcape than you would be in Provincetown. Every Sunday a.m. there is an orientation in the clubhouse with complimentary coffee and muffins. All units now have WiFi and if you are a tennis player, you can play on the outdoor court for free during the daylight hours or pay a nominal fee to reserve time to play on the indoor court. And of course you will enjoy an indoor swimming pool and the cozy warmth of the clubhouse.

I can't really answer for any other resort, but the above are the reasons that I can't!

If anyone is interested in a ranch unit next week (November 12-19) I know an owner who is looking for a renter and has asked me to pass the word along.

You are correct that it is not Marriott quality, but it is perfectly fine, at least if you get one of the renovated units--be sure to check. We stay there for a week every August.

There are no one-bedroom units--all have two.

There is an indoor pool, but you have to walk outside to get to it.

It's a long drive from the Berkshires for the day.
