Hi All

We are giving away our Riviera Shores TS ( now managed by Diamond resorts)
It is a week 1-52, Point-based TS in Dana Point near San Clemente, we have owned this for 15 years. It is 144 points every year which is enough for one week in a 2 bedroom unit, the 1 bedroom unit is nicer it has an ocean view.
If you want to personally stay, the points can be used to reserve a one bedroom ocean front TS OR used to reserve a 2 bedroom (non-ocean front) week if you want to trade it.

It trades really well in interval international (II), we basically have used it for trading over the last 5 years, when the kids were younger we stayed here for our Disneyland trips.

It has a quarterly maintenance payment of $168 ($672 annually). The points will next be available for use March 1, 2012 to Feb 28th 2013 (Points can not be banked or borrowed to other years)

Since this is a deeded property, a title company will need to transfer the title to the new owner.
(Note Resort charges a $100 tranfer fee )

Are you able to make exchanges to the other Monarch resorts without having to go through II? Is there a fee for that?

Also, if you can use your points at other Monarch resorts, can you use it for short stays rather than the whole seven
nights at one time?

Karen This resort is for Riviera Shores only, so no it can be used at RS only.

But YES it can be used for any length of stay. ( and size of unit) Your length of stay is not limited to 7 days. You can reserve 4 days and at a later time reserve the other 3 days.

I have another TS ownership at this TS which is in Monarch points. These can be used at any of the MGV resorts and also used for any length of stay. If you want that ownership please PM me and we'll talk.
