Should I take free Bay Club?

Trying to decide if the free Eoy Bay Club 7000 points is Good to take on.

We have Westin and Sheraton units now so I know that system but I don't know very much about HGVC.

Can you rent out points or units reserved with points?

We have Westin and Sheraton units now so I know that system but I don't know very much about HGVC.

Can you rent out points or units reserved with points?

The club rules say you can rent your home week, but not those booked with club points. So, for Bay Club, you can rent out your 2 bedroom at Bay Club during your home week season. You could not book any other resort with your points and rent that out.

Thanks, I see a bunch of 3 and 4 day rentals in Vegas, so they are likely breaking the rules?

I don't see too many Bay Club rentals for much more than maintenance

Don’t buy with the intention of renting units. If you’re going to actually use it then fine. Do it. If not, ask yourself if you really need it.

I am enticed by the zero buy in. I don't see us going to Hawaii much as we are in the east part of Ontario. If we did we might prefer Oahu. 7000 points could get us multiple weeks in some locations as we are only 2.

Definitely lots to consider

While the MF’s are high, getting into the system with this u it is very little (you will have to enroll the unit into the club and this year the fee is $609). Those 7000 points can get you some nice vacations for the two of you. If we were looking for more points, we would consider that offer in the bargain bin.

The Vegas units you are seeing, are they at Elara? There are units at Elara that aren’t part of HGVC, they’re Westgate units. Many of those are 3-4 night intervals. They don’t trade in either HGVC nor Westgate so they are orphans that can only be traded in II or rented.

The HGVC system at this point is a great system, actually one of the better ones for resale owners.

What I like about the Bay Club is your buy in cost is 0, good point usage of 7000 points and it is an affiliate. Most of my hgvc are affiliates. I prefer them as membership in hgvc is voluntary. If ever the system changed and did not work for you, you are not tied to hgvc.

What I don’t like is it is an eoy, you will be paying membership dues each year and, dues are high and (many won’t agree with me), it is an affiliate that you plan on not using. I believe buy where you would be happy vacationing, just in case the system changes.

The fact that you said “ I don't know very much about HGVC”, I would not get it. When I got my first hgvc, I didn’t know much about the system and what I got wasn’t a good fit and I gave it away. I would take the time to learn about hgvc, make sure is for you and then find what you know will definitely work for you.

Yes they were Elara. How difficult is it to book Oahu lagoon tower at 9 months or Miami. I feel like I could easily rent units in Vegas or Orlando for under maintenance fees. Italy has some appeal but that would be only once.

Not sure on Lagoon Tower, but I imagine having to book on a school schedule is not easy. Might be easier in the gold season (weeks 19-22, 36-41). Same with Italy, but there has been reports of getting a club reservation. Miami shouldn’t be too hard at 9 months.

I wouldn’t worry about being able to rent your week at Bay Club.

A couple of reasons, you won’t get nearly your MF’s and with an every other year, my guess is you will use at least some of your points. You can only rent your full week and if you use any of your points outside of your full home week, you lose the ability to book your home week. If you don’t use your points in a given year, you can always save them or even borrow from the next. It’s harder to do with an EoY, but it’s an option.

HGVC is a great system. It’s extremely flexible and treats their resale owners much better than most. The MF’s are relatively low and the resorts are high quality. Unless you have a high demand week, it’s just not set up to rent like Marriott, Vistana and Wyndham are.

Yes, you only pay for one club membership ($176 this year) as long as the names on the deed are the same. You have to pay an enrollment fee for each deed you put on your account, though.

Bay Club is really a "specialist" timeshare. (I am a multi-week owner there.)

It's great if you want to go to the Big Island, and you don't want a fancy resort atmosphere (Fancy pools, ect.)

The price-to-point is not that good, but the entry cost is very low. It is neat, clean, and well run.

I bought it for what it is. I did not join HGVC, nor do I plan to. However, my use of timeshares are different from most people. I use them as a surrogate second home. It lets me winter in Hawaii for a month.

Monday to Friday at HGVC in Miami is bookable at 9 months, but the weekends (fri-sat nights) are frequently taken

I own at Bay Club as well. Latest purchase was a free offer as well. Neither weeks are registered w/ HGVC since we plan to use EOY as a family vacation. I do go back and forth trying to decide if I will Hiltonize since we want to use open season. We have zero desire to exchange.

I also received bay club free and I personally love it. I enrolled into Hgvc. We vacation to Honolulu every year and I since we are able to book last minute I’m generally able to use open season. It works well for the dynamic of my family.

If you go in the Gold season, it can make sense to Hiltonize since that gives you 1400 HGVC points leftover on a 1BR contract(2000 for a base 2BR) on the booking and also gives you access for the same points value to the other HGVC resorts in the area as you would for staying at Bay Club.

After this trip, we will decide what to do. I know we will at least Hiltonize one unit for the open season alone.
