should i buy HGVC Bay Club?

Hello,

I have been offerred a Bay club ownership with 7000 points for 6100.00 is this a good deal? 2bdm/2bth lockout platinum annual.

I've been looking at Bay Club a bit lately. That sounds like a good deal, but I am REALLY a newbie. Do a search on the threads regarding Bay Club - I believe there was a recent thread about pros & cons of a non-HGVC property and the units at Bay Club. I'm sure some of the non-newbies will post here.

Bay Club does not have lockout units. So that is not right.

There are 3 Types of 2 BR units, an A Floor plan which overlooks the golf courses directly, these are the larger 2 BR units, and have a higher MF, worth 7000 HGVC points. There are also B Floor Plans that are at the sides of each of the building these floor plans are slightly smaller and MFs are slightly lower, but are still worth 7000 HGVC points. The last unit is either plan E or F Villas units. These have still higher MFs but are worth 8400 HGVC points. A & B units are 2 Bath units, E/F have 2 1/2 Baths.

Bay Clubs were sold as Floating weeks, 1 - 50 that are Platinum weeks ( even though there are a few gold weeks in Hawaii) or they were sold as event weeks 51 and 52.

Can you ask what type of floor plan it is? I would assume it is a non-event week based on your description.

There are no lockoff units at the Bay Club. A lockoff is where two ajoining units, ususally through a shared but lockable door, can be split into two seperate unit. Again there are NO lockoff units at the Bay Club.

If there were lockoffs, it would have been documented in the HOA docs I have and no lockoffs are documented.

It is really in the deed or just the sellers description of the property.

I would be shocked if there were lockoffs, as I would have thought that the it would have been documented somewhere. It lists 28 2 BR Villas (E/F Floorplans), 90 2 BR/2 Bath 2 BRs (A & B Floorplans), 36 1 BR 1 1/2 Bath (D Floorplans) and 18 1 BR 1 Bath (C Floorplans).

It makes no mention that any of these can be combined for a 2 BR 2 Bath unit. The only possible combination could be 2 D floorplans. There are 2 adjactent D Floorplans on Each Floor, so perhaps there is a slight possibility, but then it should not be worth 7000 points but rather 2X4800 points, if that was the case. The D Floorplans are the slightly smaller 1 BRs. All 1 BR Face the parking lot not the Golf Course.

I would have to think that lockout in the description is just an error.

I don't know about the price, others will on this board, but I love that resort and the area. It may be my favorite.

I believe there was a recent thread about pros & cons of a non-HGVC property

This recent thread talks about pros/cons of buying an affiliate. In particular, it references two threads where I discussed some of the cons, here and here.

As you can see, I'm a big fan of buying an HGVC-owned property rather than an affiliate, having owned both.

That said, $6100 for 7000 points is a fantastic deal. Even knowing what I said above, I'd definitely go for that deal. Also, I've stayed at Bay Club, and while others report it as less luxurious than other Hilton properties in Hawaii, I personally love the resort, and would stay there again any time.

Anyway, You think HGVC offer rOFR at 6100 for Bayclub?
Last Sept -Their rOFR went as high as 14000 for HGVC waik

I recently purchased 2 1BR at The Bay Club on an EOY basis, total of 9600 points every other year, for $3250 on eBay. However, because the ad had some inaccuracies in it, I negotiated the purchase price down to $1500 and this bid was accepted by the seller.

The purchase is in escrow now, but I have received a copy of the deed, which has been submitted to the resort and the county for recording.

If, like me, you're planning to use The Bay Club often, the potential downsides of having an affiliate resort ownership are very small. I have not personally visited The Bay Club, but my parents have an ownership there and they love it.

Oh, I wish I was there now! I am in Iowa and I can hear the ice hitting the window.

It has done nothing but snow for 2 days here! Today was a snow day at school for kids & teachers, but I had to work. Luckily, hubby moved all the snow from our very "steep" driveway.

One of my long term goals is to spend January not in Iowa, but in someplace very nice warm and sunny. I will be using my TS to achieve that goal. Last night after we got ice and sleet it then snowed all night and now we have light snow and the cold Iowa wind blowing it all around. But it is home!

Just sitting here watching the snow approach us on the radar and looking at the blizzard warning for tonight. A blizzard warning in Iowa is usually pretty serious.
